Position Description Access Holdings is seeking an exceptional Real Estate Private Equity professional with a strong background in real estate management, specializing in asset development/management and executing complex/developing financing solutions. This role is pivotal in driving success through strategic asset management, innovative/creative financing, and refinancing strategies, including working with intricate structures such as historic tax credit (HTC), work force housing, and low-income housing tax credit (LIHTC) deals. Investment strategies include neighborhood development, workforce housing development and naturally occurring affordable housing, elevated and thoughtful workspaces, and hospitality. The ideal candidate will excel in maximizing asset value, navigating complex financial arrangements with sophisticated counterparties, and managing/helping build real state strategies to deliver exceptional returns.

Requirements

Successful candidates will have the following attributes:
Bachelor’s degree in finance, Real Estate, or related field; MBA or relevant advanced degree strongly preferred.
Significant hands-on experience in real estate private equity, focusing on asset management and complex financing arrangements, including tax credit deals.
Proven track record in negotiating and structuring financing and refinancing deals, with a deep understanding of tax incentives and credits.
Expertise in financial modeling and analysis, with the ability to assess investment opportunities and financial structures.
Strong leadership skills, with experience managing teams and collaborating across departments.
Exceptional negotiation, communication, and strategic thinking abilities.
Must be eligible to work in the U.S. without requiring sponsorship now or in the future

Responsibilities

Investment Strategy and Asset Management: Drive the creation and execution of existing investment strategies, focusing on long-term asset appreciation, income sustainability, and value-add initiatives.
Implement comprehensive asset management plans, including repositioning, redevelopment, and operational optimizations, to increase investment value.
Strategic Financing and Refinancing: Lead the structuring, negotiation, and execution of financing and refinancing arrangements to optimize the capital structure of real estate investments.
Develop strategies for leveraging tax credit deals and other complex financing structures to enhance investment returns and minimize risks.
Financial Analysis, Modeling, and Reporting: Perform advanced financial analysis and modeling to assess and structure investment opportunities, incorporating sophisticated financing solutions.
Provide detailed reporting to investors and senior management on financial performance, market conditions, and the impact of financing strategies on investments.
Operational Oversight and Value-Add Initiatives: Collaborate with property management to implement asset management plans effectively, ensuring operational excellence and tenant satisfaction.
Identify and execute value-add opportunities, coordinating with development teams on capital projects that align with financing strategies.
Market Research, Compliance, and Stakeholder Engagement: Stay informed of national and local real estate market trends, regulatory changes, and opportunities related to tax credits and other financial incentives.
Ensure all financing and asset management activities comply with regulatory standards and ethical practices.
Engage with investors, tenants, and community stakeholders to support strategic objectives and maintain positive relationships.
Deal Sourcing and Execution: Proactively identify and secure promising real estate investment opportunities, emphasizing the potential for strategic financing and asset management enhancements.
