About The Position

Aspirus Health in Wausau, WI is seeking a REAL ESTATE PORTFOLIO MANAGER to join our FACILITIES PLAN AND CONST MGMT team! The Real Estate Portfolio Manager is responsible for overseeing the health system's portfolio of physical assets and properties. This role leads and manages processes related to the negotiation, acquisition, disposition, and leasing of real estate assets to ensure alignment with organizational strategy, financial stewardship, and community needs. The Real Estate Portfolio Manager works closely with external agents, brokers, community representatives, and internal stakeholders to make sound business decisions that support the health system's mission.

Requirements

• Bachelor's degree in Real Estate, Business Administration, Finance, Public Administration, or related field required.
• Master's degree or professional certification (CCIM, SIOR, or related) preferred.
• Minimum 5-7 years of progressively responsible experience in commercial real estate management, transaction negotiation, or property portfolio oversight.
• Experience in healthcare, government, or large-scale institutional real estate preferred.
• Demonstrated success in managing complex, multi-stakeholder negotiations and approval processes.
• Ability to read blueprints, architectural, mechanical, and electrical documents.
• Ability to work independently.
• Familiarity with local, state, and federal codes as they apply to healthcare facilities and life safety.
• Strong knowledge of real estate law, contracts, and compliance.
• Excellent negotiation, financial analysis, and decision-making skills.
• Ability to distill complex data into clear, executive-ready presentations and recommendations.
• Skilled in engaging stakeholders and gaining alignment across diverse interests.
• Strategic thinker with strong problem-solving skills and attention to detail.
• Ability to lead processes, influence outcomes, and achieve results without direct people management.
• Possesses a valid Driver's license and maintain insurability.
