Overview: The Real Estate Manager oversees the company’s nationwide portfolio of pet care facilities, managing various leasing activities, landlord communications, and property-related data systems to support strategic real estate decisions. This role ensures that lease obligations are met, issues are resolved efficiently, and internal teams remain aligned on all matters related to the company’s physical locations. This role will also assist with facility vendor sourcing, contract management, and landlord communications regarding landlord responsibility items per lease agreements. We are looking to add a Real Estate Manager to our team!
Requirements
- 4 years of experience in a similar capacity, Commercial Real estate
- Highly skilled in lease negotiation and site selection
- Ability to travel
- Self-starter, attention to detail, sensitive to notice period deadlines
- Capable of working from home if needed
- Ability to work nights and weekends if needed
- A result driven individual
Responsibilities
- Working and negotiating with current and prospective landlords to manage time-sensitive lease assignments.
- Lease tracking and updating lease tracking software
- License/permit tracking and implement and update license tracking software
- Fill out and submit documents related to licenses and permit
- Assist/facilitate with Certificate of Occupancy submissions
- First point of contact for lease questions and lease interpretation
- Partner with Legal regarding lease-related legal issues (including managing landlord disputes)
- Assist with market analyzation
- LOI/Lease negotiations for de novo locations, extensions and terminations
- Draft and send out extensions or termination notices
- Handle requests for insurance certifications
- Provide Finance with initial lease payment info (landlord, payment details, etc.)
- Comfortable with interpreting surveys and easements
- Zoning Board appearance or experience considered a plus.
