About The Position

We are a fun-loving, mind-blowing company that makes a difference one cup at a time. Position Overview: Dutch Bros is expanding across the country, and our Real Estate team is at the heart of it. This summer, join our Development team as a Real Estate Specialist and get a behind-the-scenes look at how Dutch Bros identifies, evaluates, and secures new shop locations. From analyzing market demographics to assessing site selection to negotiating leases, you’ll gain hands-on experience in the real estate process that fuels Dutch Bros’ growth. For the duration of the program (June 1st - July 31st) housing will be provided, however reliable transportation is needed to and from the program. Additionally, the program is rooted in professional development, full-time employment conversion is not guaranteed.

Requirements

  • Currently pursuing an Associate’s or Bachelor’s degree Real Estate, Finance, or Business or related Degrees
  • Self-motivated with a strong team-oriented work ethic
  • Proficient in Microsoft Word and Excel
  • Able to manage deadlines and multiple tasks effectively
  • Interest in commercial real estate, site analysis, and market research
  • Foundational learning of our lease contracts, our site selection systems, and our real estate committee approval process

  • Must be able to work in a busy, crowded, and loud office with frequent distractions and interruptions
  • Must be able to collaborate in-person with occasional impromptu in-person meetings
  • Adaptability to typical office conditions, which may include exposure to air conditioning, heating, artificial lighting, and varying noise levels
  • Ability to sit, stand, reach, twist, stretch, and work at a desk for long stretches. Must be able to occasionally move or lift office items up to 25 pounds
  • Hearing must be sufficient or correctable to ensure clear understanding of spoken information, including participating in virtual meetings and phone calls. Use of hearing aids or other assistive devices is acceptable if needed.
  • Ability to read and write in English is essential for processing documents, drafting reports, and following up on necessary actions. Proficiency in written communication is required to handle job-related tasks effectively.
  • Vision must be adequate or correctable to perform essential job duties, such as reading documents on a computer screen and using other visual tools. Use of corrective lenses or other measures to meet visual requirements is expected if needed.
  • Must be proficient in operating a computer and other office productivity tools such as printers, scanners, and collaboration software.
  • Must possess strong verbal and written communication skills to interact effectively with team members, clients, and other stakeholders via email, video conferencing, and other in office communication tools.

Responsibilities

  • Learn Dutch Bros Site Selection & Real Estate Process
  • Gain insight into how Dutch Bros identifies potential new shop locations (market demographics, traffic patterns, visibility, and competitive analysis)
  • Learn about site selection & evaluation criteria, including lease structure, zoning, and permitting considerations
  • Assist with research and analysis of potential sites and markets for expansion
  • Understand the role of internal stakeholders in site approvals and lease decisions
  • Support the Real Estate Team
  • Participate in meetings with brokers, landlords, developers, and internal teams to discuss potential and active sites
  • Assist with lease documentation and review processes
  • Track and maintain real estate data in project management and reporting systems
  • Support the team in preparing presentations and reports for leadership review
  • Help develop insights and recommendations for site selection strategies
  • Other duties as assigned
