About The Position

The Real Estate Development Intern at Mortenson will work closely with regional development offices on various new development and acquisition opportunities. This role offers a unique opportunity to gain insight into the real estate development process, including financial modeling, valuations, underwriting, and asset management, while collaborating with a skilled team of professionals.

Requirements

  • Currently pursuing a bachelor's degree in real estate, finance, or a related field; must be currently enrolled.
  • Current junior or senior standing in college.
  • Advanced analytical skills, including the ability to perform financial modeling using Microsoft Excel.
  • Strong knowledge of finance concepts, including NOI returns, cash flow returns, internal rate of return, debt yields, valuation methods, and capital markets.
  • Sound understanding of commercial real estate and financial products and services.
  • Proven effective interpersonal and customer service skills.
  • Acute attention to detail/accuracy and strong written communication skills.
  • Effective oral communication and active listening skills, comfortable interacting with individuals at all organizational levels.
  • Self-motivated with a positive and professional approach to management.

Responsibilities

  • Provide underwriting and evaluation support across multiple property types, including medical office, multifamily, hotel, industrial, and land asset classes.
  • Prepare information memoranda and associated materials for distribution to potential investors and lenders.
  • Conduct research on existing and potential markets by identifying trends, macro/microeconomic drivers, and demographics that impact real estate investment strategies.
  • Support the overall due diligence process from pre-development through completion/disposition.
  • Develop and implement financial models to support credit analysis.
  • Conduct analytical work in support of the financing strategies of potential capital market activities.

Benefits

  • Hourly wage starting at $17.00, with higher wages for students in their sophomore year or more.
  • Full-time internship opportunity (approximately 40 hours/week) for a minimum of 12 weeks during the summer of 2025.
