Position Overview The Real Estate Acquisitions Associate supports the identification, evaluation, and advancement of new site opportunities that align with WhiteWater’s strategic growth objectives and performance standards. This role applies a disciplined, data-driven approach to market selection, financial analysis, and competitive assessment, while building strong relationships and supporting deal execution. Working under the direction of senior team members, the Associate will help move opportunities through the real estate pipeline and may assume leadership responsibility as the role evolves. This position is full-time and on-site, operating Monday through Friday at our Houston, TX 77070 location.

Requirements

  • Minimum of two (2) years of experience in real estate development, data analysis, or a related field (or equivalent combination of education and experience).
  • Knowledge of trade area analysis, demographics, traffic patterns, and retail/service location fundamentals.
  • Understanding of site selection, deal flow, and commercial real estate documentation (LOI, PSA, due diligence).
  • Ability to build and interpret basic financial models, pro formas, and ROI/payback analyses.
  • Strong analytical, organizational, and problem-solving skills.
  • Proficiency with Excel (or similar tools) and comfort working with dashboards and pipeline reports.
  • Ability to collaborate cross-functionally and communicate clearly with internal and external stakeholders.

Nice To Haves

  • Familiarity with mapping/GIS or location analytics tools is a plus.

Responsibilities

  • Support the development and refinement of systematic site selection methods using proprietary data and performance metrics.
  • Analyze trade areas using demographics, growth trends, income levels, and traffic patterns to identify high-potential sites.
  • Conduct competitive and cannibalization analyses to screen out underperforming or redundant opportunities.
  • Track macro trends and competitor expansion to identify emerging markets and maintain an updated market database.
  • Build and maintain relationships with brokers, developers, retailers, and property owners in target markets.
  • Source, qualify, and advance new sites through the pipeline to support LOI, contract, and internal approval targets.
  • Assist with LOI and purchase agreement negotiations under senior team guidance.
  • Support identification and preliminary evaluation of one-off M&A opportunities.
  • Prepare data-supported business cases, ROI models, pro formas, and acquisition analyses.
  • Collaborate with Development, Finance, Legal, and Construction teams on new development and acquisition projects.
  • Maintain standardized tools and workflows for managing site and M&A pipelines.
  • Provide regular pipeline updates and present findings to senior leadership and the Real Estate Committee.
