About The Position

The Real Estate and Facilities Regional Lead at Kyndryl is a leadership role responsible for developing and implementing the regional Office and Data Center strategy to support global objectives. This position involves planning, directing, and controlling all Office and Data Center activities to ensure maximum return and profitability, while delivering world-class real estate solutions that align with client needs and business strategies.

Requirements

  • Bachelor's degree (or equivalent) in a related field (architecture, engineering, real estate, or business administration) required.
  • A minimum of 10 years of demonstrated experience in real estate.
  • People leader experience.
  • Strong knowledge of corporate real estate laws and regulations.
  • The ability to manage a multi-stakeholder process and work within a matrixed team across multiple geographies and time zones.
  • Strong judgment and initiative in problem resolution.
  • Self-motivation and the ability to independently develop initiatives.
  • Consistent execution and the ability to manage deadlines.
  • A program orientation that blends strategic thinking with detailed tactical planning.

Responsibilities

  • Lead the delivery of world-class real estate solutions, ensuring they meet agreed standards, are cost-effective, and are delivered within the time frames set by Kyndryl's business partners.
  • Understand our client's business strategy and work with the regional and global real estate management team and 3rd party transaction team to translate client needs into a dynamic real estate transaction forecast.
  • Provide leadership and guidance to territory leads and other real estate professionals in the region.
  • Manage the regional budget, ensuring cost-effective solutions, and partner with finance to align on capital and varying risk rates.
  • Contribute to the annual Capex & Opex planning process, providing inputs on regional needs and requirements.
  • Document, publish, and update the Office and Data Center strategy and plan quarterly.
  • Maintain intimate knowledge and understanding of the Office and Data Center portfolio, occupancy, and cost.
  • Review business and commercial terms of broker contracts, compare industry practices, and assist in negotiations.
  • Oversee the development and implementation of portfolio strategies for major locations/cities within the region, including portfolio, business, operational and financial assessment and analysis, market assessment, site identification, business liaison and approval, corporate approval, and contract negotiation.
  • Track and report on global/regional KPIs used to monitor the portfolio.
  • Review comprehensive assessments of scenario alternatives for approval, including alternate timing of actions, restructuring obligations, alternate locations, staff deployments, holding structure, potential incentives, high-level financial strategies, etc.
  • Be accountable for regional Office and Data Center data collection and accuracy.
