The Quantity Surveyor will be fully accountable for preparing, managing, and reporting all financial costs connected to new gym development and/or existing gym refurbishment. In addition, they will contribute to the wider Property Development team in developing a culture of best practice and continuous improvement. Internally this role will be called Cost Manager

Requirements

  • Holds a degree or post graduate qualification in Quantity Surveying, with strong numerical and analytical capability.
  • Has experience delivering multi-site development or refurbishment projects at pace, ideally within large‑scale, customer facing sectors such as leisure, hospitality or retail.
  • Exercises sound commercial judgement and remains calm, practical and decisive when challenges arise.
  • Communicates clearly and confidently, able to present commercial information in a straightforward way and influence senior stakeholders.
  • Builds strong, constructive relationships with internal teams, external partners and contractors, ensuring collaboration and alignment throughout the project lifecycle.
  • Shows strong attention to detail, follows processes accurately and manages workload independently while meeting deadlines.
  • Plays an active and positive role in a close-knit team, contributing to shared goals and supporting colleagues to deliver high quality outcomes.
  • Is committed to continuous improvement, looking for better ways of working and helping evolve cost management practices across the team.

Responsibilities

  • Providing sound commercial judgement at key stages of the property development process and presenting recommendations through the appropriate governance forums when required.
  • Assessing high level feasibility for potential new sites and producing clear, detailed pre-acquisition cost plans.
  • Producing detailed pre-acquisition cost plans.
  • Identifying, analysing and developing responses to commercial risks and providing input into all budget and capex investment approval processes.
  • Advising on a range of legal and contractual issues and inputting into the selection of, and agreeing pricing and sourcing of construction materials.
  • Tendering of Main Contractor works and post contract cost management through to final account.
  • Management of all other aspect of Capex spend for the project including consultant, direct spend.
  • Drive efficiencies into design, procurement to reduce Capex spend.
  • Review project data to provide clarity and analysis on budgeted costs versus final cost and in the re-use of this data to better inform the budgeting/benchmarking process.
