The Quality Control Technician (QCT) supports Michaels Military Housing’s mission to provide safe, high-quality homes for service members and their families. This position is responsible for inspecting and verifying maintenance and construction work across the community, ensuring all repairs meet industry standards and contractual expectations. The QCT oversees quality assurance for service request data, completion follow-up, and inspection documentation within the Property Management System, working closely with the Facilities team, Service Center, and contractor partners to maintain compliance with all Life, Health, and Safety (LHS) standards.

Requirements

  • Minimum of 5 years of progressively responsible experience in residential construction, facility maintenance, or property management, with at least 2 years in a quality assurance or inspection-focused role.
  • Advanced knowledge of at least one building trade (electrical, plumbing, HVAC, or carpentry) and working understanding of structural, mechanical, and environmental systems. Ability to read and interpret construction drawings, specifications, and manufacturer guidelines.
  • Proven track record conducting detailed quality control inspections on maintenance, renovation, and construction work.
  • High school diploma or GED required; technical certification or vocational training in construction, facilities management, or a skilled trade is required.
  • Relevant trade licenses or certifications (EPA Section 608, OSHA 10/30, journeyman license, etc.) is required.
  • Strong computer proficiency, including Yardi, RealPage, or similar property management and work-order systems; ability to generate and analyze inspection reports and service metrics.
  • Excellent written and verbal communication skills with demonstrated ability to document findings clearly, present results to management, and coordinate timely corrective action with internal teams and contractors.
  • Ability to coach and mentor maintenance personnel, set expectations for workmanship, and promote a culture of accountability and continuous improvement across facilities operations.
  • Commitment to resident satisfaction and professionalism, with the ability to communicate effectively with military residents, housing office representatives, and contractor partners.
  • Valid state-issued driver’s license with a safe driving record
  • Travel: Up to 10% travel may be required to support inspections or training at other installations

Responsibilities

  • Review and follow up on Life, Health, and Safety (LHS) categorized work orders in the Property Management System to confirm completion, accuracy, and documentation.
  • Partner with Customer Service Representatives and Facility Operations Manager to ensure LHS and Emergency/Urgent work orders are updated daily with accurate notes, photos, and status updates.
  • Conduct field inspections of completed maintenance work performed by in-house technicians, vendors, and contractors to verify compliance with Michaels’ quality and safety standards.
  • Inspect and evaluate contractor and subcontractor work, including construction and renovation projects, ensuring workmanship meets industry benchmarks and manufacturer specifications.
  • Upload inspection photos, notes, and completion verification directly into the Property Management System to maintain accurate, real-time records.
  • Identify deficiencies or incomplete work and report to the Facilities Director for immediate correction, following up until issues are fully resolved.
  • Assist in coordinating and inspecting specialized work order classifications (e.g., moisture, structural, HVAC-related repairs) as assigned.
  • Participate in Change of Occupancy Maintenance (COM) inspections and collaborate with the Turns Department on quality control standards.
  • Maintain consistent communication with residents, maintenance personnel, and contractors while ensuring professionalism and adherence to Michaels’ standards of service.
  • Continually evaluate the QA/QC framework to identify and implement improvements. This should be periodically discussed and reviewed with the Facility Director
  • Participate in a sample of Preventative Maintenance inspections to ensure Maintenance Technicians are completing the inspections per company policy and standards. Review a sample of these inspections to ensure that follow up work orders are being generated in the property management software system.
  • Support other quality control and facility initiatives as assigned
