Who You Are & The Impact You Will Have: The QTS Rotational Development Program is designed to prepare high potential candidates to take on roles at QTS leading initiatives, teams, or functions. The Property Development track of the program is a 9 to 18-month program during which participants will go through three 3-6 month rotations: 1. Pre-Development – Acquisition 2. Pre-Development – Execution 3. Capital & Construction Management The participant’s responsibility in each rotation is to develop a solid understanding of the functional area, lead projects, and provide general support to the team they are embedded in. Throughout the program, QTS leadership will work with the participant to identify a role in the company that matches their interests, skill set, and QTS needs. What You Will Do: Lead or actively participate in initiatives across pre-development, due diligence, site acquisition, and construction management Lead process improvement projects and provide general support in critical areas directly impacting QTS Property Development operations Utilize AI prompting and industry-leading performance-enhancing applications to drive project outcomes and operational efficiency Develop solid understanding of the data center industry, QTS product offering, and QTS operating model. Balance assigned/directed tasks with self-identified project opportunities. Form and manage cross-functional project teams to achieve objectives. Regularly present findings to various levels of QTS leadership. Travel between corporate and team hubs up to 25%

Requirements

  • Bachelor’s degree. Concentrations in Finance, Business Administration, Real Estate, Engineering, or Construction Management
  • Five or more years of professional experience. Experience in large-scale property development or related industries, including real estate development, FP&A, or construction management for projects over $100M
  • US Citizenship for this position is required by law due to federal customer contracts
  • High attention to detail and accuracy.
  • Excellent written and oral communication skills.
  • Strong initiative and creativity.
  • An enthusiastic attitude in a team environment and ability to work independently.
  • Comfort teaming with all levels of an organization, including presenting to senior executives.

Nice To Haves

  • Advanced degree (technical Master’s degree or MBA)
  • Bachelor’s degree in a STEM field.
  • Seven or more years of professional experience.
  • Two or more years in a supervisory role.
  • Experience leading all (or certain) aspects of the site development process for Data Centers or other classes of real estate
  • Certifications such as Lean Six Sigma, CCM, real estate development certificate, or environmental compliance & sustainability (LEED AP or similar), etc..
  • Geographic flexibility within two years.
