About The Position
The Punch Technician plays a crucial role within the Service Team at The Integral Group, primarily responsible for completing service requests, performing punch-outs, and conducting preventive maintenance as directed by the Service Manager. This position requires a hands-on approach to ensure that vacant apartment homes are ready for new residents, which includes maintenance, painting, and cleaning tasks. The Punch Technician is expected to accurately complete the Apartment Punch-Out Maintenance Report and update service requests in Yardi using mobile devices. Immediate reporting of any utility outages to the supervisor is also essential. In addition to punch-outs, the Punch Technician will handle various service requests, logging and completing them on mobile devices while communicating any concerns that may require follow-up. Preventive maintenance tasks are also part of the role, ensuring that all equipment and facilities are functioning optimally. The technician is responsible for maintaining the cleanliness of the property grounds, which includes picking up trash, emptying trashcans, and ensuring that common areas are free of debris. Regular cleaning and organization of storage areas under the direction of the Service Manager are also required. The role may involve painting and pressure washing tasks, maintaining the aesthetics of the property, and ensuring that amenities such as the pool area are clean and organized. The Punch Technician may also assist during evictions by moving residents' belongings and will be required to help with trash-outs after residents move out. The position may involve occasional duties outside of routine work, including providing additional services during inspections and being on call for other properties as needed. Adherence to company policies regarding safety and maintenance standards is mandatory, and the technician must maintain good health to perform physical tasks associated with apartment maintenance.
