About The Position

The Provisional Residential Inspector is responsible for ensuring that residential and commercial building construction complies with applicable building, mechanical, electrical, and plumbing codes. This role involves making decisions regarding hazardous or substandard conditions in existing structures and performing related technical and administrative work. The inspector will conduct inspections, enforce codes, and maintain compliance with regulations, while also preparing reports and responding to public inquiries.

Requirements

  • High School diploma or GED required.
  • At least one (1) year of related work experience required.
  • Must possess a valid state driver's license.
  • SC Building Inspector License or must obtain one certification within the first year in role for Provisional Residential Inspector.
  • Any combination of two of the four Residential Inspector Certifications (Building, Electrical, Plumbing, or Mechanical) through the SC LLR for Combination Residential Inspector.
  • Must possess all four Residential Inspector Certifications (Building, Electrical, Plumbing, and Mechanical) through the SC LLR for Residential Building Inspector.

Nice To Haves

  • Associate degree in construction, business, or a closely related field preferred but not required.

Responsibilities

  • Perform routine to moderately complex inspections and enforcements of site development, building, electrical, gas, mechanical, plumbing, and fire prevention codes.
  • Investigate and enforce all adopted regulatory codes and ordinances pertaining to building construction.
  • Check vehicle and plans inspection route.
  • Participate in the inspection of manufactured housing units.
  • Perform daily inspections as assigned, making determinations of hazardous or substandard conditions for existing structures and compliance with building codes and ordinances.
  • Review any code changes with appropriate parties.
  • Prepare and maintain inspection reports for each complaint and county ordinances violation, and issue notices of correction.
  • Follow up on buildings without permits, unsafe structures, or other outstanding issues.
  • Inspect and enforce flood plain regulations and post sewer notices.
  • Perform duties in relation to new ordinances and amendments that reflect new codes or requirements.
  • Prepare a variety of studies, reports, and related information for decision-making purposes.
  • Receive and respond to inquiries, concerns, complaints, and requests for assistance regarding areas of responsibility.
  • Attend training, conferences, and meetings to enhance job knowledge and skills and maintain certifications.
  • Perform general administrative/clerical work as required, including preparing reports and correspondence, entering and retrieving computer data, copying and filing documents, and attending and conducting meetings.
