About The Position

Responsible for the operation and performance of assigned Manhattan property groups, under the supervision of the Director of Manhattan Residential (DMR). This will include, but not be limited to the staffing, administration, and maintenance of the properties to maintain the asset value, produce the desired curb appeal and budget performance. The Manhattan Property Supervisor is a leadership representative of the Company, therefore his/her conduct and appearance should be professional at all times. The Manhattan Property Supervisor will strive to have all staff members conduct themselves in a professional manner with character and integrity.

Requirements

  • Completion of high school/GED.
  • Five years property management experience with at least two years of multi-site property supervising.
  • Computer experience in word processing, spreadsheet, and menu driven integrated accounting software.
  • Knowledge of accounting and financial matters with ability to read and understand financial statements.
  • Experience with basic marketing techniques.
  • Ability to perform work independently, prioritize assignments, delegate projects, meet timelines and follow-through.
  • Efficient time management and organizational skills with ability to handle multiple tasks and interruptions in a fast-paced environment.
  • Ability to make cost and time effective decisions, exchange ideas/information, and arrive at decisions, conclusions, or solutions.
  • Strong attention to detail with accuracy in completing reports, paperwork, etc. Accuracy in reporting is essential.
  • Ability to abide by Fair Housing Laws, MDI policies and procedures, and adapt to industry changes.
  • Possess a pleasant, friendly, customer-service oriented personality with ability to work with, understand, and respond to residents, employees, and persons of all ethnic and family backgrounds.
  • Demonstrate ethical conduct and professionalism.
  • Knowledge of department policies, procedures, and practices with the ability to answer work related questions; and/or interpret and apply these guidelines correctly in various situations.

  • Primary functions require sufficient physical ability and mobility to work in an office setting, to stand or sit for prolonged periods of time and to occasionally bend, kneel, and lift and/or move up to 20 pounds.
  • Operate office equipment that may require repetitive hand movement.
  • Must be able to navigate a variety of properties with stairs.

Responsibilities

  • Staff Development
  • Ensure staffing meets the size and demand of the properties needs.
  • Provide support and accountability for each Property Manager while fostering an atmosphere that aligns with Company Mission and Values.
  • Provide initial and ongoing training for Manhattan Property Managers as directed by DMR.
  • Conduct weekly scheduled group Manager meetings in conjunction with DMR, promoting connectedness within the group and the Company.
  • Conduct weekly meetings with DMR and individual Manager meetings for assigned properties.
  • Conduct formal feedback and evaluations for each Manager of assigned properties.
  • Physical Asset Management
  • Visit each property on a regularly scheduled basis.
  • Ensure each property receives necessary supervision to maintain asset.
  • Conduct onsite property inspections.
  • Conduct bid review on large projects.
  • Monitor onsite construction projects.
  • Administration
  • Ensure the leasing success of assigned property groups.
  • Oversee and coordinate turnover process in conjunction with DMR.
  • Approve timecards for assigned on-site property employees, monitoring overtime hours.
  • Review/approve property invoices for assigned properties.
  • Ensure annual file audit corrections are performed for each assigned property.
  • Approve annual rent rates for each assigned property and present them to DMR.
  • Be knowledgeable of the local rental housing market.
  • Financial
  • Review monthly property financial statements for assigned properties.
  • Discuss variances with DMR or Manager as needed.
  • Generate annual property budgets with the assistance of the Site Manager.
  • Monitor delinquencies monthly.
  • Ensure accounts are forwarded to DMR for attorney and collections as needed.
  • Conduct quarterly property financial review for assigned property groups.
  • Reporting
  • Review monthly delinquency report with DMR.
  • Review monthly delinquency report and ensure proper delinquency processes are being followed by site office staff.
  • Review monthly resident credit reports for accuracy and charges needing to be posted.
  • Other
  • Appearance should be representative of a professional, neat, clean, and business-like at all times.
  • Attend and participate in department meetings, company training, and communicate progress and challenges.
  • Have reliable transportation and a valid driver’s license.
  • Abide safety standards that comply with all company, local, City, State, and Federal guidelines.
  • Follow established company policies and those outlined in the Employee Handbook.
  • The tasks are not limited by this list and shall include all items requested by the Supervisor and/or Management to assist in the success of the properties.
