About The Position

The Property/Sr. Property Manager (“Manager”) oversees the daily operations, tenant relations, financial performance, and maintenance of a commercial real estate property or portfolio of properties. The Manager serves as a key liaison between ownership, tenants, and internal business partners (leasing, accounting, and management), ensuring the building(s) is operated efficiently, tenants are satisfied, and that quality and safety standards are met. Additionally, this role will manage contractor and vendor relationships, and may manage direct reports.

Requirements

  • Minimum of three years (Property Manager) and ten years (Sr. Property Manager) portfolio-management experience in multi-location, commercial, industrial, or retail industry.
  • Strong financial acumen, organizational skills, attention to detail, problem solving and the ability to prioritize and follow up in a timely manner.
  • Ability to take initiative, multi-task, anticipate needs, work independently and as part of a team, and be flexible to changing schedules and work demands.
  • Solid knowledge of building operations and systems, mechanical, HVAC, and a general understanding of construction.
  • Proficiency in Microsoft Office including Word, Excel (expert), and Outlook.
  • Working knowledge of property management software, including but not limited to MRI or Yardi.
  • Must have prior experience managing and developing direct reports for the Sr. Property Manager role.

Responsibilities

  • Overall management of building repairs and preventative maintenance operations, including regular inspections and supervision of vendors, contracts and building staff.
  • Negotiate, monitor and execute maintenance contracts.
  • Prepare and manage annual operating budgets and monthly financial reports for owners.
  • Plan and oversee capital improvement projects and effective cost management measures associated with maintaining the building(s).
  • Supervise and manage building maintenance staff, contractors, and outsourced services.
  • Enforces compliance, lease administration, standard operating procedures, maintenance policies and work instructions.
  • Manage loss and injury prevention programs, and the administration of vendor and tenant insurance certificates and coverage limits.
  • This position may require travel in the Metropolitan DC area (DC/Maryland/Virginia).
