Job Summary: Dominion Due Diligence Group (D3G) is recruiting for Property / Building Inspector (Property Needs Assessor), responsible for performing property inspections/assessments of multifamily apartments and nursing homes, as well as the completion of property condition/inspection reports. Duties and Responsibilities: Perform property inspections of multifamily apartments and nursing homes – typical building construction: 1 to 3-story wood-framed structures with some steel and concrete structures. Site inspections consist of visual observations of mechanical equipment, electrical service, plumbing, building structure, life safety, and handicapped accessibility. The objective of inspections is to identify physical building or site issues (e.g., leaking roof, damaged siding, deteriorated asphalt parking lot, plumbing issues), as well as to determine future project needs (e.g., roof will require replacement in approximately 3 years). Interview property management to obtain an understanding of maintenance history, past rehabilitation/construction activities, or property improvements. Coordinate and schedule property inspections with the property representative. Inspections include a review of property amenities, building exteriors, interior common areas, mechanical areas, and a sample of occupied apartments (typically 25% of apartment units). Arrange travel – flight, hotel, rental car. D3G performs assignments throughout the United States and U.S. territories. Travel expectations: approximately 4 to 7 nights per month. D3G pays all travel expenses. Responsible for professional and timely communication with Team Manager, Client Managers, clients, and property representatives. During inspections, field data collection for Environmental and Energy staff will be required. Prepare written reports that describe the property, all the various building components, the existing conditions, recommended repairs, and an estimate for future needs. Performs other duties as requested or assigned. Working Conditions: Position requires travel for inspections, approximately 4 to 7 nights per month, within the United States, including by airplane or car. Typical inspections take 6 to 12 hours on-site, depending on the size of the property. Report writing generally takes 3 to 5 business days. Direct reports: This is not a management position and does not require supervising other staff.
