The Property Manager at Capital Realty Group Inc. is responsible for overseeing the management of affordable housing properties, ensuring compliance with regulations, and maintaining high standards of tenant satisfaction.   • Address tenant concerns in a timely manner and resolve issues appropriately.
  • Administer and supervise all administrative and compliance functions, ensuring adherence to lease and house rules.
  • Maintain the property's cleanliness and curb appeal.
  • Oversee rental collections and track tenant arrears, sending letters and following up as needed.
  • Manage property unit turns and conduct move-out inspections with the maintenance team.
  • Ensure building occupancy and administer the occupancy waitlist.
  • Coordinate with federal, state, and local personnel for site visits and inspections.
  • Perform operations as required to maintain workflow and meet schedules.
  • Notify supervision of any operational issues.
  • Collaborate with Asset Management and third-party contractors on property upgrade projects and renovations.
  • Ensure maintenance team addresses issues and completes resident service requests promptly.
  • Minimum 3 years of Property Manager experience.
  • Experience in Affordable Housing and Housing Programs/Subsidies.
  • Strong organizational skills and ability to manage multiple projects.
  • Positive attitude focused on resident satisfaction.
  • Strong written and verbal communication skills.
  • Experience using One Site/Real Page or Yardi.
  • Spanish speaking preferred.
