The Property Manager is responsible for overseeing the daily operations of The Overlook at Crystal Lake, ensuring optimal performance of staff and property management functions. This role includes hiring and training staff, managing property maintenance, and maintaining positive relationships with residents and the local community. The Property Manager will also handle financial aspects such as rent collection, budgeting, and accounting reports, while ensuring compliance with company policies and procedures.

  • Hire staff, train, motivate and manage staff for optimal performance.
  • Schedule staff work including weekly schedules, apartment turns, property maintenance, and special projects.
  • Participate in and manage the project's marketing functions including leasing and lease renewal processes.
  • Establish and manage groundskeeping, housekeeping, and maintenance processes and standards for the property.
  • Inspect the exterior and interior of the building(s) regularly and develop corrective action plans for any noted shortcomings.
  • Establish and maintain positive resident relations.
  • Maintain positive business relationships with clients, local business community, municipal officials, vendors, and corporate personnel.
  • Manage the property's purchasing process including negotiation of pricing and verification of invoices.
  • Manage the collection and processing of rent payments.
  • Oversee payroll and lease commission processes.
  • Review and update accounting reports generated by GLMC's staff accountant.
  • Implement and manage accounting functions and operational practices mandated by GLMC.
  • Prepare and submit weekly leasing and occupancy reports.
  • Draft and cooperate in the preparation of annual operations and capital improvement budgets, monitoring property performance versus budgets throughout the year.
  • Monitor property management software to ensure it matches GLMC's accounting records.
  • Plan and implement various resident or marketing functions as directed by GLMC staff.
  • High School Diploma or equivalent required; some college preferred.
  • Property management, leasing, customer service and/or supervisory experience preferred.
  • Working knowledge of Microsoft applications Word, Outlook, and Excel.
  • Knowledge of basic property management accounting practices and procedures.
  • Knowledge of basic building maintenance and housekeeping practices and procedures.
  • Knowledge of basic landscaping and grounds practices and procedures.
  • Ability to interact tactfully with residents, staff, owners, and the general public.
  • Valid driver's license, acceptable driving record, and access to a vehicle.
  • Some college education preferred.
  • Experience in property management or leasing.
