The PROPERTY MANAGER is totally accountable for all community operations. The purpose of the PROPERTY MANAGER is to effectively manage and coordinate persons, activities, and available resources in order to accomplish community objectives as set forth by the Regional Property Manager and property owner. These objectives will include maximizing occupancy levels and community values. In addition, the PROPERTY MANAGER will train the assistant manager to assume all managerial duties in the event of the property manager’s absence.

  • Conduct all business in accordance with TMI policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
  • Assist in formulation of budgets for each upcoming calendar year and stay within established budget guidelines throughout the year.
  • Maintain and report monthly variances and narratives.
  • Ensure that all rents are collected when due and posted in a timely manner.
  • Perform evictions, utility cut-offs, and landlord liens as required on delinquent rents.
  • Communicate with vendors/contractors concerning work scheduling, billings, vendor relations, and certificates of insurance.
  • Approve and submit all invoices to corporate office for payment.
  • Make rental rate recommendations to Regional Property Manager.
  • Hire, train, motivate, and supervise all on-site staff to achieve operational goals.
  • Provide comprehensive feedback to non-performing employees and facilitate disciplinary procedures.
  • Conduct ongoing training with office staff on leasing paperwork, workplace safety, and other necessary training.
  • Report all liability and community incidents to the corporate office immediately.
  • Complete safety checklists with maintenance staff.
  • Ensure that lease files are complete and that leases are executed properly.
  • Approve in writing all leases on the property.
  • Ensure offices open on schedule and maintain the condition of the office and model apartment.
  • Attend scheduled corporate management meetings, usually held quarterly at the regional office.
  • Maintain records on all aspects of management activity and submit required reports to corporate offices.
  • Maintain a positive customer service attitude and conduct periodic inspections with residents during move-in/move-outs.
  • Review all notices to vacate to determine the cause of the move-out.
  • Initiate and implement policies/procedures to maintain resident communications.
  • Physically walk and inspect the community regularly and check on vacant apartments.
  • Update board indicating vacancy status daily and coordinate with maintenance staff.
  • Conduct market surveys monthly and provide trend report information.
  • Welcome and show community to prospective new residents and handle incoming phone calls.
  • 3 years experience in on-site property management, with at least 1 year as property manager.
  • Background in supervision and a successful track record of accomplishments.
  • Proficient in Word Processing/On-Site Rental System, calculator, and Excel.
  • Full-time availability, including weekends for staffing needs and emergencies.
  • Valid driver’s license and automobile insurance.
