Property Manager The Property Manager position is an excellent opportunity for a talented individual with commercial real estate experience to join Elion‘s Property Management team and be involved in all aspects related to the management of a growing portfolio of predominantly industrial and logistics properties in Washington, DC Market. Essential Duties / Responsibilities: This role reports to the General Manger supporting all general property management duties including but not limited to:

Requirements

  • Bachelor’s Degree from an accredited four-year college or equivalent in general business, real estate, finance, accounting, economics or related field
  • 5-7 years of work experience in commercial real estate
  • Ability to read and interpret property financial statements including income statements, balance sheets, and general ledgers
  • Ability to understand and interpret legal documents such as commercial leases, purchase and sale agreements and loan documents
  • A critical thinker with strong financial and analytical skills
  • Savvy with technology and advanced proficiency with MS-Office products; working knowledge of Excel a must.
  • Experience with Yardi.
  • Excellent verbal and written communication skills
  • Occasional travel required
  • Ability to multi-task and prioritize workload effectively
  • Detail and deadline oriented
  • Conscientious about timeliness of assignments and quality of work product
  • Ability to work in a cooperative team spirit to actively contribute to the betterment of the company

Responsibilities

  • Manage all aspects of a complex property or multi-owner portfolio of commercial, industrial, or retail properties.
  • Oversee all operations and financial activities.
  • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
  • Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Ensure periodic regular property inspection.
  • Recommends and/or approves alterations, maintenance and reconditioning as necessary.
  • Contracts for and supervises vendor services as required.
  • Coordinate tenant move-ins and move-outs, and "walk-through" spaces with tenants and construction management department.
  • Act as primary contact with property owners to ensure that objectives as being met.
  • Prepare and deliver timely, accurate and complete reports.
  • Develop and control annual business plan including budgets for operating and capital expenses.
  • Forecasts management plans and prepares monthly performance, explaining variances.
  • Collect rent and pays expenses in compliance with management agreement and applicable lease terms.
  • Recommend and coordinate legal action as necessary.
  • Review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.
  • Assist in early terminations of leases.
  • Provide lease analysis for client's review and approval.
  • Document settlement of and notifies affected parties.
  • Support all property sales by overseeing due diligence process and monitoring the activity of outside brokers.
  • Develop business relationships through membership and participations in professional, industry/trade and civic organizations.
  • Assist in supervision of the property management team, maintenance staff and contractors.
  • Anticipate future maintenance and construction expenditures and put in motion to get items completed for a fair price as well as a timely manner.
  • Prepares correspondences, RFP’s, review Contracts, Service Agreements, default letters, review departments and tenant charge backs.
  • Continuously use and update the property management policy and procedures manual as well as all forms to streamline processes and ensure efficient and consistent dealing with issues that arise.
  • Hold the maintenance staff and contractors accountable for fair pricing, completion of work in a timely manner, and completion of work in a workman like fashion.
  • Maintain organized files on each project.
  • File documentation in its appropriate file; tenant or working files.
  • Perform other duties as assigned
