About The Position

Responsible for the day-to-day operation and maintenance of company-owned commercial and residential properties. This role manages tenant relations, coordinates maintenance and contractors, supports leasing and marketing efforts with realtors, and works closely with the COO, Accounting, and Project Manager on budgets, capital projects, and leasing or sales activity.

Requirements

  • Hawaii State Realtor’s License (Broker’s License preferred)
  • 8–10 years of commercial and residential property management experience
  • Strong knowledge of Hawaii landlord-tenant laws and real estate regulations
  • Working knowledge of building systems, codes, and construction practices
  • Ability to read blueprints and construction specifications
  • Strong negotiation, organizational, and communication skills
  • Proficient in standard office and spreadsheet software
  • Valid Hawaii driver’s license

Responsibilities

  • Manage daily property operations, maintenance, and emergency response
  • Serve as primary contact for tenants, vendors, and realtors
  • Coordinate repairs, renovations, and tenant improvements
  • Prepare and manage leases, renewals, and property records
  • Oversee rent collection, delinquencies, and eviction processes
  • Develop and manage operating and capital budgets
  • Coordinate move-ins, move-outs, inspections, and emergency procedures
  • Support marketing, showings, and leasing/sales activities
  • Ensure compliance with landlord-tenant laws, building codes, ADA, and company policies
