About The Position

The Property Manager is responsible for the overall operations, financial performance, and resident satisfaction of a residential apartment community. This role oversees leasing, maintenance coordination, rent collection, budgeting, vendor management, and compliance with housing regulations while ensuring the property is well-maintained, fully leased, and operating within budget. The Property Manager serves as the primary point of contact for residents, staff, vendors, and ownership.

Requirements

  • High school diploma or equivalent (Associate or Bachelor's degree in Business, Real Estate, or related field preferred)
  • 2–5 years of residential property management
  • Strong knowledge of landlord-tenant law and Fair Housing regulations
  • Experience with rent collection and delinquency management
  • Proficiency with property management software (MRI and Nexus)
  • Valid driver's license and reliable transportation
  • Customer service and conflict resolution
  • Organization and time management
  • Budgeting and financial reporting
  • Leadership and staff supervision
  • Sales and leasing ability
  • Problem-solving and decision-making
  • Communication (written and verbal)
  • Vendor negotiation
  • Ability to walk the property frequently

Responsibilities

  • Oversee daily operations of the apartment community
  • Maintain a clean, safe, and attractive property appearance
  • Conduct regular property inspections (grounds, common areas, vacant units)
  • Ensure compliance with company policies, lease terms, and local/state housing laws
  • Coordinate move-ins, move-outs, and unit turnover readiness
  • Handle resident concerns and resolve complaints professionally and promptly
  • Enforce lease rules and community policies
  • Monitor occupancy levels and implement leasing strategies
  • Supervise leasing staff and approve applications
  • Review rental applications, verify income, and ensure proper screening
  • Set and adjust rental rates in accordance with market conditions and company guidelines
  • Oversee marketing efforts including online listings, advertising, and outreach
  • Conduct or assist with property tours as needed
  • Collect rents, fees, and deposits
  • Manage delinquency and execute collection procedures
  • Prepare and manage monthly operating budgets
  • Approve invoices and process accounts payable
  • Review financial reports (P&L, rent roll, variance reports)
  • Maximize NOI (Net Operating Income) and control expenses
  • Prepare monthly owner reports
  • Supervise maintenance staff or coordinate with maintenance contractors
  • Prioritize and track work orders
  • Schedule preventative maintenance
  • Ensure vacant units are turned within company standards
  • Coordinate emergency repairs
  • Obtain bids and manage vendors/contractors
  • Ensure compliance with Fair Housing laws and local landlord-tenant regulations
  • Maintain accurate resident files and lease documentation
  • Oversee renewals and lease expiration tracking
  • Manage inspections (insurance, safety, city, HUD if applicable)
  • Maintain proper records and reporting in property management software
  • Hire, train, and supervise leasing and maintenance staff
  • Schedule staff and assign responsibilities
  • Conduct performance reviews
  • Promote a positive team environment and customer service culture
