About The Position

Apartner is seeking an experienced and highly polished Property Manager to lead a luxury Class A, multi-unit residential community in Cape Coral, Florida. This is an exciting opportunity for a proven leader who thrives in a fast-paced, highly competitive market and brings a strong blend of operational expertise, financial acumen, and creative marketing strategy. Position Overview The Property Manager is responsible for overseeing all aspects of day-to-day operations of the community, including financial performance, marketing and leasing strategies, resident retention, physical asset management, and team leadership. The ideal candidate will be forward-thinking, well-spoken, and hands-on, with the ability to adapt quickly to market trends while maintaining exceptional standards of service and presentation.

Requirements

  • 3–5 years of experience as a Property Manager for Class A / luxury apartment communities
  • Strong understanding of financials, budgets, expense management, and NOI performance
  • Proven leadership experience with the ability to build, train, and effectively lead a team
  • Extensive marketing experience, including outside marketing and brand positioning
  • Proficiency in Yardi, CRM systems, and Microsoft Office Suite (Word, Excel, Outlook)
  • Solid knowledge of Fair Housing and EEO laws
  • Excellent written and verbal communication skills
  • Well-developed customer service, sales, and relationship-building skills
  • Polished, professional, and confident presence
  • Positive attitude, strong work ethic, and ability to motivate others
  • High school diploma required
  • Ability to work a flexible schedule, including occasional weekends and travel to support other sites as needed
  • Valid driver’s license, automobile insurance, and reliable transportation required

Responsibilities

  • Oversee all operations of a multi-unit luxury residential community, including budgets, financial reporting, leasing, pricing, marketing, maintenance, and resident services
  • Monitor and manage the financial performance of the asset to achieve the highest possible Net Operating Income (NOI)
  • Implement cost-control measures and revenue improvement strategies
  • Maintain regular, professional communication with ownership and the Regional Director
  • Direct and monitor all rental activity, rent collections, and reconciliations in compliance with landlord/tenant statutes
  • Develop, execute, and continuously refine marketing strategies, including weekly outside marketing efforts
  • Maintain a strong understanding of the local market, competitive properties, and emerging trends
  • Drive resident satisfaction and retention through reputation management and proactive engagement
  • Physically tour the property in its entirety on a regular basis to ensure standards are met
  • Oversee all maintenance operations and assist with emergency response as needed
  • Recruit, hire, train, motivate, and hold staff accountable while fostering a high-performance team culture
  • Set clear expectations for staff performance and lead by example
  • Perform additional duties as assigned by the Regional Director
