About The Position

The Property Manager at our Tampa office; there is a mix of office space, and warehouse space. The role requires an organized, personable, and motivated individual with multi-tenant portfolio reporting experience along with hands-on Yardi experience. This is an on-site position. Experience working directly with tenants is a plus.

Requirements

  • Bachelor’s Degree in Business, Finance, Real Estate, or other related fields of study is preferred.
  • Possess at least two (2) years of multi-tenanted asset management experience.
  • Proficient with Microsoft applications (Word, Excel, Outlook, etc.) and Yardi 5.0/6.0; Prior experience using Yardi Voyager is preferred.
  • Strong ability to listen to clients’ needs and implement them to their satisfaction.
  • Time management skills, ability to multitask.
  • Team player who is resourceful enough to work independently.
  • Ability to demonstrate strong personal effectiveness skills including integrity, trust, problem solving, decision-making, organizational effectiveness, and result orientation.

  • Spanish speakers are not required, but appreciated.

Responsibilities

  • Assist in getting tenant signatures on their new/renewal leases
  • Upload leases to Yardi and adjust scheduled charges
  • Coordinate with Zoe and Sherri (broker) when needed
  • Ensure that all tenants are paying in-full, and on time
  • Pull delinquency reports from Yardi weekly
  • Keep an up-to-date rent roll
  • When receiving checks, post to Yardi and deposit in the bank
  • Make sure that Yardi is functioning properly from a tenant perspective
  • Maintain rent roll in excel and make sure that every tenant occupying the building is listed with the rent they pay, lease start date, lease end date, and SF
  • Make sure that we have a running list of security deposits for every single tenant
  • Send over a running list of insurance requirements for each tenant – this must be tracked in excel
  • Daily updates in Yardi and make sure that the excel rent roll matches Yardi accurately
  • Circle up with Sherri and make sure that you have a complete understanding of what office suites are being leased
  • Handle maintenance requests
  • Make sure that tenants are abiding by the lease agreement and that there aren’t any ongoing issues at the property
  • Handle tenant complains and be responsible for tracking these issues
  • Ensure that the team is notified if there are any large ticket items or persistent issues
  • Work with Sherri to show potential new tenants the Property
  • Communicate with renters and assist with any problems in a timely manner
  • Join weekly call with Sherri and provide feedback on ongoing issues at the Property ● Delinquency reports pulled on Monday and Friday
  • Collect rent by the 10th of every month and provide a detailed excel sheet with tenants that have paid or not paid (High Ticket Item)
  • All monthly lease renewals need to be sent to Sherri and addressed by the 15th of each month
  • FPL Utilities on the 27th / 28th – their utilities get posted and make sure that they are accurate
  • Invoicing for any costs associated with the building
  • New tenant’s information has been updated in Yardi with their payment schedule, the lease, and the certificate of insurance
  • Make sure all reports are sent to the owner
  • Monitor service contracts with Dana
  • Work closely with third-party service provider (extra storage) to ensure that the asset is managed to yield optimal returns
