About The Position

We are seeking an experienced, hands-on Property Manager to lead day-to-day operations of a multifamily community in Tacoma, WA. This role is built for a proven operator with strong knowledge of Tacoma and Washington State landlord‑tenant laws who is comfortable managing challenging tenant environments and holding firm to community standards. You will have direct responsibility for stabilizing occupancy, reducing delinquency, and improving operational performance, with the authority to make decisions, enforce policies, and implement practical improvements that elevate the property and resident base. This is a high-accountability role suited for managers who take ownership of results and thrive in hands-on, performance-driven environments.

Requirements

  • Experienced multifamily operator (3–5+ years) with direct responsibility for occupancy stabilization, delinquency reduction, and tenant enforcement, including deep knowledge of Washington State landlord‑tenant laws
  • Firm, fair, and confident leader who is comfortable managing difficult tenant populations, enforcing leases consistently, and maintaining community standards without escalation or avoidance
  • Operationally and financially accountable, with a proven ability to manage rent collections, control expenses, explain variances, and improve overall property performance
  • Hands‑on manager with experience supervising on‑site maintenance staff, controlling unit turns, holding vendors accountable, and maintaining curb appeal and property standards
  • Self‑directed, detail‑driven problem solver who takes ownership of outcomes and proactively identifies operational and capital improvements that elevate asset value and resident quality

Responsibilities

  • Lead all daily operations with a focus on occupancy stabilization, rent performance, and regulatory compliance
  • Confidently manage challenging tenant situations, including policy enforcement, notices, and eviction processes in full compliance with Tacoma and Washington State landlord‑tenant laws
  • Maintain accurate documentation, compliance records, and operational oversight aligned with ownership objectives
  • Drive leasing activity to attract qualified residents aligned with long‑term asset goals
  • Enforce lease terms, house rules, and community standards firmly, fairly, and consistently
  • Address resident concerns, disputes, and behavioral issues promptly and professionally
  • Prepare and review monthly financial reports, including rent rolls, delinquency tracking, and variance explanations
  • Actively monitor collections and implement strategies to reduce delinquency and unpaid balances
  • Support annual budgeting efforts and ongoing expense control initiatives
  • Oversee unit turns to ensure quality workmanship, timely delivery, and cost control
  • Supervise and support one on‑site Maintenance Technician, setting daily priorities and performance expectations
  • Coordinate vendors and conduct regular inspections to maintain curb appeal and common-area standards
  • Identify and recommend capital improvements that enhance marketability and resident quality
  • Assist in planning and execution of approved capital projects
  • Proactively identify operational efficiencies and upgrades that improve long‑term asset performance
