The Property Manager will oversee maintenance, renovation, and building quality for a property management company. This role is essential for ensuring properties meet high standards of quality, efficiency, and cost-effectiveness. The ideal candidate will possess strong leadership and organizational skills, along with a proactive approach to property management.

Oversee construction turnover projects for newly acquired buildings or major renovations.
Collaborate with the team to create construction budgets, source materials, and manage contractors.
Ensure contractors adhere to established timelines, budgets, and quality standards.
Conduct final inspections to confirm completed renovations meet company expectations and resident needs.
Maintain and manage inventory of construction materials and supplies, ensuring availability for ongoing and future projects.
Manage and oversee all maintenance and repair tasks for the property management portfolio.
Work closely with the Property Management Assistant to schedule and coordinate vendor services.
Continuously evaluate and onboard vendors to ensure cost-effectiveness and high-quality work.
Monitor and update maintenance budgets to align with operational needs and financial goals.
Ensure properties are fully prepared for all inspections, including Section 8 annual renewal inspections and Certificate of Occupancy inspections.
Conduct bi-annual building maintenance checks to identify and resolve issues proactively.
Monitor and track monthly and quarterly utility expenses, identifying anomalies and opportunities for cost savings.
Lead initiatives to implement efficiency upgrades to reduce utility costs and improve sustainability.

Minimum 5+ years in property management, construction management, or a similar role.
Demonstrated ability to lead and motivate teams, manage vendors, and maintain high standards of accountability.
Strong understanding of property maintenance, construction processes, inspections, and vendor management.
Proven ability to manage and adhere to budgets, with a focus on cost control and efficiency improvements.
Ability to juggle multiple priorities and maintain attention to detail across various projects.
A forward-thinking approach to identifying and resolving problems before they arise.

Experience in property renovation (3 years preferred)
Experience in property management (3 years preferred)
Experience in property maintenance (3 years preferred)
