The Property Manager will oversee maintenance, renovation, and building quality for a property management company. This role is essential for ensuring properties meet high standards of quality, efficiency, and cost-effectiveness. The ideal candidate will possess strong leadership and organizational skills, along with a proactive approach to property management.

  • Oversee construction turnover projects for newly acquired buildings or major renovations.
  • Collaborate with the team to create construction budgets, source materials, and manage contractors.
  • Ensure contractors adhere to established timelines, budgets, and quality standards.
  • Conduct final inspections to confirm completed renovations meet company expectations and resident needs.
  • Maintain and manage inventory of construction materials and supplies, ensuring availability for ongoing and future projects.
  • Manage and oversee all maintenance and repair tasks for the property management portfolio.
  • Work closely with the Property Management Assistant to schedule and coordinate vendor services.
  • Continuously evaluate and onboard vendors to ensure cost-effectiveness and high-quality work.
  • Monitor and update maintenance budgets to align with operational needs and financial goals.
  • Ensure properties are fully prepared for all inspections, including Section 8 annual renewal inspections and Certificate of Occupancy inspections.
  • Conduct bi-annual building maintenance checks to identify and resolve issues proactively.
  • Monitor and track monthly and quarterly utility expenses, identifying anomalies and opportunities for cost savings.
  • Lead initiatives to implement efficiency upgrades to reduce utility costs and improve sustainability.
  • Minimum 5+ years in property management, construction management, or a similar role.
  • Demonstrated ability to lead and motivate teams, manage vendors, and maintain high standards of accountability.
  • Strong understanding of property maintenance, construction processes, inspections, and vendor management.
  • Proven ability to manage and adhere to budgets, with a focus on cost control and efficiency improvements.
  • Ability to juggle multiple priorities and maintain attention to detail across various projects.
  • A forward-thinking approach to identifying and resolving problems before they arise.
  • Experience in property renovation (3 years preferred)
  • Experience in property management (3 years preferred)
  • Experience in property maintenance (3 years preferred)
