About The Position

The Property Manager will oversee the daily operations of three residential and commercial properties, ensuring they are well-maintained and that tenant relationships are effectively managed. This role requires a proactive approach to property management, with a strong focus on leasing processes, facilities management, and legal compliance to optimize property performance.

Requirements

• 5 years of customer service experience.
• 3 years of administrative experience.
• 2 years of property management experience.
• Knowledge of Fair Housing regulations and landlord-tenant law.
• Familiarity with LIHTC and Section 8 programs.
• Proficiency in property management software such as RentManager & I LUV Leasing.
• Excellent negotiation and conflict management abilities.

• Experience with data entry and filing systems.

Responsibilities

• Collect rent and manage finances, including reconciling bank accounts and approving bills.
• Coordinate and oversee maintenance and repair work, hiring and managing contractors and vendors.
• Advertise vacancies, show properties to potential tenants, and negotiate lease agreements.
• Review rental applications, conduct background checks, and select qualified tenants.
• Enforce lease agreements, handle disputes, and manage tenant evictions as necessary.
• Maintain detailed records of income, expenses, and property conditions, providing regular reports to the owner.
• Hire and manage vendors for services such as landscaping and snow removal, ensuring compliance with contracts.
• Stay up-to-date on local, state, and federal laws and regulations to ensure property compliance.
• Respond promptly to tenant inquiries and foster a positive relationship with tenants.
• Implement strategies to increase rental income and property value.
