About The Position

The Commercial Property Manager at Realty Income is responsible for overseeing the daily operations of commercial properties, ensuring compliance with regulations, managing budgets, and executing capital improvements. This role requires a strategic leader who excels in customer service and relationship management, aiming to achieve high occupancy and renewal ratios while fostering a positive work environment for team members.

Requirements

  • Bachelor's degree in real estate or property management, or equivalent knowledge gained from work experience.
  • At least 5 years of experience in commercial property management.
  • Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, OneDrive), Adobe Acrobat, and SharePoint.
  • Proficiency with Yardi is a strong plus.
  • Ability to identify and resolve problems in a timely manner, including gathering and analyzing information skillfully and developing alternative solutions.
  • Able to prioritize and plan work activities and use time efficiently to meet and exceed productivity standards.
  • Adaptable to changes in the work environment, delays, and unexpected events, and competing demands.
  • Able to read, analyze, and interpret common technical documents, financial reports, and legal documents.

Responsibilities

  • Support occupancy goals by providing superior customer service and relationship management to achieve high renewal ratios.
  • Develop and maintain effective relationships with clients (tenants).
  • Investigate and resolve all complaints, disturbances, and violations.
  • Ensure compliance with property management policies and procedures, codes, regulations, and governmental agency directives.
  • Maintain compliance by ensuring all property records are maintained in accordance with all legal requirements and Company policies and/or practices.
  • Navigate and update the company's ERP system (Yardi) for maintenance requests, preventative maintenance, vendor and client information, and key building data.
  • Oversee property revenues and expenses, ensuring the budget and financial goals are met.
  • Ensure receivables and lease responsibilities are current, manage collections and defaults.
  • Oversee vendors and completion of work for maintenance requests.
  • Assist in creation and implementation of operating and capital budgets.
  • Establish and administer estimated/actual recoveries.
  • Manage operating expense reconciliations aligned with lease provisions.
  • Coordinate insurance requirements for properties and vendors.
  • Manage all property expense invoices.
  • Coordinate clients move-in/out process in a timely and coordinated manner.
  • Manage tenant improvement, including lease/title review, plan/scope, approvals, close-out documentation, and fund disbursement.
  • Plan, schedule, and coordinate general maintenance, major repairs, and capital improvement projects.
  • Liaison between client and construction management.
  • Resolve property and customer related issues.
  • Report property damage claims, complete restoration work, in partnership with clients and other parties.
  • Ensure that goals and objectives are being met by anticipating and responding to changes or needs of other team members.
  • Foster a positive work environment to provide for the professional growth and development of all employees.
