Requirements

  • Minimum three years property management experience or management experience in a related field, at least two years in a supervisory role preferred.
  • High School Diploma or G.E.D.
  • NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally-recognized compliance training program.
  • Demonstrated experience and solid track record in marketing and leasing.
  • Strong financial acumen; ability to understand basic financial statements and manage expenses and revenue within budgets.
  • Ability to lead, direct, and motivate others.
  • Ability to work in a fast-paced environment with strong organizational skills.
  • Strong verbal and written communication skills.
  • Ability to apply reason, logic, and advanced problem-solving skills.
  • Strong computer and keyboarding skills with proficiency in Microsoft Word and Excel.
  • Excellent interpersonal skills and strong customer service orientation.

Responsibilities

  • Attract, retain, coach, motivate and lead a high-performance team; hold the team accountable for meeting all mission, quality, safety and other performance standards.
  • Oversee operations, marketing, financial management and maintenance of the assigned property.
  • Continuously monitor the building, grounds, and surrounding areas to ensure that the community is safe, clean, and attractive.
  • Develop the community's annual operating budget and maintenance plans; monitor expenses, revenues and financial metrics.
  • Interact routinely with residents; communicate effectively, appropriately, and courteously with residents, associates, management and guests.
  • Implement and monitor compliance with Enterprise Residential's policies and procedures and external regulatory requirements.
  • Lead and direct sales and marketing activities to achieve occupancy goals.
  • Ensure strict compliance with the Fair Housing Act; manage lease renewal process.
  • Collect rents, monitor and manage delinquencies and collections.
  • Implement and monitor safety protocols; promote a culture of safety.
  • Prepare, monitor, and distribute reports on operational and financial data.
  • Participate in and attend all required training sessions.
  • Identify succession candidates and implement career development plans for property level associates.
  • Support other communities as assigned by management.
