About The Position

The Property Manager is responsible for overseeing the daily operations of a residential community, ensuring high occupancy rates, maintaining property appearance, and managing resident relations. This role involves financial management, marketing strategies, and personnel management to create a positive living environment and achieve community goals.

Requirements

  • Bachelor's degree from a four-year college or university.
  • 3 to 4 years of related experience and/or training.
  • Experience with OneSite/Realpage and Yardi preferred.
  • Knowledge of accounting software, contact management systems, and project management software.

Responsibilities

  • Generate revenue for the community and handle resident relations.
  • Ensure property is rented to fullest capacity.
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis.
  • Conduct regular community inspections and tours.
  • Demonstrate best-in-class customer service skills.
  • Utilize marketing strategies to secure traffic, including competitive rental rates and promotions.
  • Confirm that leasing staff techniques are effective in obtaining closure.
  • Ensure timely collection of deposits, rental payments, and late fees.
  • Address resident complaints, concerns, and requests promptly to ensure satisfaction.
  • Develop and implement resident retention programs such as functions and newsletters.
  • Enforce community and company policies consistently.
  • Greet prospects and qualify them by covering all criteria.
  • Tour community and highlight amenities to close sales.
  • Process applications for approvals and type leases.
  • Follow up with applicants regarding their status and secure new resident signatures.
  • Orient new residents to the community and review rules and amenities.
  • Monitor apartments up for renewal and send notices.
  • Prepare annual budgets and income projections accurately and timely.
  • Maintain accurate records of all community transactions.
  • Collect and post rent when applicable.
  • Plan and utilize community resources economically.
  • Ensure all administrative paperwork is accurate and submitted timely.
  • Monitor and analyze traffic logs and marketing data for updates.
  • Ensure distribution of community-issued notices.
  • Direct and monitor maintenance and construction activities for quality.
  • Handle community emergencies according to company guidelines.
  • Process A/P invoices and manage petty cash.
  • Hire, orient, and train new personnel effectively.
  • Complete weekly/daily office staff schedules and assignments.
  • Monitor staff performance and address issues timely.
  • Promote harmony and quality job performance among staff.
