About The Position

The Affordable Housing Property Manager at Poet's Village Apartments is responsible for overseeing the management of a 104-unit affordable housing community in Indiana, PA. This role encompasses all aspects of property management, including financial performance, legal compliance, resident satisfaction, and maintenance of the property. The manager is expected to demonstrate expertise in HUD Section 8 and Tax Credit housing, ensuring the community operates efficiently and meets all regulatory standards.

Requirements

• Three years of experience with HUD Section 8 and LIHTC is preferred.
• Prior experience with REAC and MOR audits is preferred.
• High School diploma is required.

Responsibilities

• Foster an inclusive working environment and promote employee growth through training and development plans.
• Collect 100% of the rent every month and manage delinquencies appropriately.
• Maintain and increase occupancy while maximizing rent potential of market-rate units.
• Process application waiting lists and ensure accurate resident selection and certification.
• Control expenses according to established budgets and ensure compliance with legal standards.
• Pass REAC and MOR inspections while maintaining housing and company quality standards.
• Conduct initial lease processes and annual re-certifications for HUD and Tax Credit compliance.
• Plan and execute resident activities and handle tenant complaints promptly, providing excellent customer service.
• Ensure work orders are created and processed promptly and conduct unit inspections regularly.
