About The Position

The Property Manager III at Liberty Military Housing is responsible for overseeing the operations of the Oceana and Midway Manor Districts, ensuring financial success and quality living experiences for residents. Requirements

  • Minimum of 5 years' experience in the property management industry, with supervisory experience preferred.
  • Proven leadership, customer service, problem-solving, decision-making, multi-tasking, communication, and organizational skills.
  • Ability to foster a positive and collaborative team environment.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Fair Housing certification required within 2 weeks of employment.
  • Experience with budgets and financial operations.
  • Effective communication skills with management, military partners, vendors, and residents.
  • Ability to multi-task, prioritize, and delegate duties effectively.
  • Proficiency in Microsoft Office, including Word and Excel, and familiarity with Yardi and Payscan.
  • Valid driver's license and ability to operate a motor vehicle.

Responsibilities

  • Manage, hire, schedule, and develop the on-site team, including office and maintenance personnel.
  • Evaluate staff efficiency and provide ongoing training, coaching, counseling, and supportive leadership.
  • Ensure compliance with company policies and procedures and timely completion of required training.
  • Responsible for community budget and achievement of operational, financial, and occupancy goals.
  • Oversee, review, and monitor all district accounting and financial matters, including processing A/P, A/R, and collections.
  • Provide vendor/contractor communications regarding scheduling, billing, and relations.
  • Oversee all Capital Expenditure projects for the community, including approvals and inspections.
  • Participate in outreach marketing activities to obtain prospective residents.
  • Conduct regular property walks/inspections to ensure community maintenance according to quality standards.
  • Ensure maintenance projects are completed accurately and timely according to quality standards.
  • Contribute to a safe environment by reporting hazards and adhering to safety policies.
  • Comply with all applicable laws and company policies regarding health, safety, and environment.
  • Ensure timely response to resident concerns and requests to maintain satisfaction.
  • Develop and implement resident retention programs in conjunction with district staff.
