About The Position

The Property Manager is a field-based position. This person will work with the office to determine the status and needs of the property. This position is responsible for visiting the property for various reasons and clearly documenting the purpose of the visit. This position will also provide oversight to vendors who are working on the property to get the property in a suitable condition for the next tenant. TCS Management is headquartered in Philadelphia, Pennsylvania and specializes in scattered site, single-family property management. We are expanding quickly into new markets and foresee Baltimore as being a market with incredible potential for growth. Requirements

  • Proven success as a property manager, preferably with SFR properties.
  • Working knowledge of property maintenance and safety management.
  • Office procedures, methods, and equipment including computers and applicable software applications such as word processing, spreadsheets, and databases.
  • Must have strong organizational skills and the ability to multitask
  • Must be able to communicate clearly and concisely, both orally and in writing.
  • Must have a valid driver's license.
  • Driven personality with excellent organizational skills; looking for growth potential
  • Effective communicator
  • Strong customer service, communication and interpersonal skills required
  • Minimum – High School Diploma or equivalent, some college a plus
  • Property Management experience is required

Nice To Haves

  • Maryland Real Estate License is a plus

Responsibilities

  • Perform pre-marketing inspections to ensure all rental properties are in marketable condition. If necessary, create a punch-list of all maintenance tasks that may be required prior to marketing or needed prior to a tenant taking occupancy. (Templated inspection report provided);
  • Perform move-out inspections to determine and examine the condition of a property once vacated. Create an itemized list of tenant-caused damages for the purpose of the security deposit return. In addition, create a list of repairs required for a new tenant (Templated inspection report provided);
  • Perform other general property inspections as needed for lease renewals, or general condition reports as needed including assessment after fire, flood or break-in;
  • Perform rental property site visits as needed to coordinate with vendors, property appraisers, insurance adjusters, contractors, or city workers as well as wellness/occupancy check if the tenant is unresponsive to communication;
  • Municipal office visits: Court (participation in Landlord -Tenant court for eviction needs), visit to local utility company offices (water, electric, gas), Office of License and Inspection, Section 8 offices, and other local township offices as needed;
  • Key Tracking-Organize and Manage property keys;
  • On-call as needed to help navigate true emergencies;
  • Maintain positive and professional relationships with outside vendors;
  • Actively develop and maintain a strong portfolio of outside vendors that will ensure the company can address all maintenance concerns in a timely and efficient manner;
  • Turn-over Oversight- Provide - Provide oversight through the turnover process to ensure maintenance tasks are being completed up to industry standards, and the property is ready for a new tenant.
