D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Service Technician for its multifamily development division, DHI Communities. The Service Technician will play a crucial role in maintaining the quality and functionality of our multi-family communities, ensuring a high level of customer satisfaction. This position involves facilitating customer warranty requests, which may include making repairs directly or coordinating with subcontractors. The technician will be responsible for various maintenance tasks, including community inspections, repairs, and the turn process, while proactively addressing customer issues before and after move-ins and managing submitted work orders. The Service Technician will evaluate resident repair issues to determine if they are warrantable, complete assigned work orders, and perform routine upkeep of the community. This includes diagnosing defects, making repairs in accordance with established policies and safety standards, and preparing vacant homes for leasing through the make-ready process. The technician will also manage subcontractors for warranty and make-ready repairs when the Service Manager is unavailable, ensuring that all work meets contractor obligations and is completed in a timely manner. In addition to technical skills, the Service Technician will maintain effective communication with residents to ensure their concerns are addressed professionally and satisfactorily. They will monitor inventory and supplies, conduct emergency service calls after hours, and maintain the grounds and common areas of the community. The role requires participation in ongoing training and maintaining accurate records of all maintenance and repair work performed. The technician must conduct all business in a professional and ethical manner to enhance the company's reputation and profitability.
