RHP Properties is seeking a dedicated Maintenance Technician for our Washington Estates community located in Ogden, UT. This full-time position involves performing general grounds and lawn maintenance, as well as basic repairs to homes owned by the community. The Maintenance Technician will work 40 hours per week, executing assigned work orders and reporting status to the Community Manager in a timely and efficient manner. The role requires promoting goodwill by handling all contacts with residents, prospective residents, visitors, and other employees with courtesy, cooperation, and attentiveness. The Maintenance Technician will be responsible for ensuring that homes and community areas are in proper condition. This includes identifying deficiencies and taking immediate action with the Community Manager's approval. The technician will maintain the community grounds, which involves regular lawn care services such as treating for weeds, raking leaves, planting flowers and shrubs, spreading mulch, trimming shrubs and hedges, and removing tree limbs as needed. Additionally, the technician will be responsible for garbage removal on community grounds, including common areas and residents' sites, to maintain the community's appearance. Snow removal is also part of the job, using a snow blower, hand shovel, or plow truck as applicable. The technician will advise the Community Manager or Maintenance Supervisor of residents who do not properly dispose of their garbage or have large items requiring pickup arrangements. Regular inventories of maintenance and grounds equipment and supplies will be conducted to ensure that the Community Manager is informed of any needs. The technician will also maintain the order and appearance of garage and storage areas, ensuring that all maintenance and grounds equipment is clean and cared for. Compliance with national, state, and local health and safety laws is essential to reduce accidents and protect residents, team members, and vendors. The technician will perform seasonal pre-maintenance services on a timely basis and remain available for on-call duties as needed. Participation in refurbishing community-owned homes and performing repairs on community water and sewer lines are also part of the responsibilities. Other duties may be assigned as necessary.
