Requirements

Previous maintenance experience required.
Open to specialties including but not limited to plumbing, electrical, patch work, HVAC, home repairs, etc.
Experience in cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems.
A clean, valid, NYS driver’s license, three years of driving experience, and reliable transportation to travel locally on a regular basis.
High School Diploma or equivalent required.

Responsibilities

Perform general repairs including plumbing, electrical, floor covering, painting and seasonal needs.
Troubleshoot all building systems to proactively maintain building operations.
Coordinate with vendor and subcontractors
Complete all appropriate paperwork.
Take direction from the Property Manager on issues concerning property management and maintenance. Manages productivity and daily job responsibilities
Perform cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems as needed. Ensures that building meets all appropriate compliance.
Perform universal precautions and uses personal protective equipment, follows all OSHA, DOH and building regulations.
Perform regulatory building audits, inspections, maintains reports and tracking systems to provide a safe and healthy environment for all clients and staff.
Manage a preventative maintenance program for building systems.
Provide oversight of all exterior property conditions
Additional duties may be required, but are not limited to the following: renovation projects including alterations of walls, carpentry, drywall, electrical, doors, ceilings, plumbing, floor covering and paint
Communicate effectively and prioritize tasks.
Navigate and utilize computer-based work order system.
