About The Position

The Property Maintenance Technician performs general maintenance and repairs on rental properties, both common areas and within units. Duties include, but are not limited to:

  • Must possess a valid driver’s license, have r eliable transportation and an acceptable driving record.
  • Ability to complete training as required by the company.

Responsibilities

  • Provides general maintenance and repair for the community.
  • Landscaping including Grub/Pest Control, Removing and Pruning trees, Moving Equipment and Hauling Equipment, Irrigation System Troubleshooting
  • Drywall Mudding, Taping and Repairs
  • Carpentry including Framing, Detailed finish work
  • Sink and Disposal Replacements, Snake Sinks
  • Replace and install wood and tile flooring
  • Basic Understanding of HVAC, Electrical and Plumbing Sufficient to be able to assess/troubleshoot minor issues and ability communicate those issues to a Mechanical Technician for support.
  • Mini Split Cleaning
  • Install appliances
  • Expert Painting, Patching and Sanding
  • Responds to all resident request service calls as directed by the supervisor.
  • Regularly assess the property for safety and loss prevention.
  • Keeps supervisor informed of activities and identified/potential problems. Brings forward solutions.
  • When assigned by the supervisor, schedule and oversee that all vendor work is completed properly.
  • When required, be available to respond to weather and environmental related emergencies, such as snowstorms, hurricanes, tornados, floods, and fires.
  • Maintains a working knowledge of corporate policies, procedures and regulations.
  • Completes and submits all required paperwork in an accurate and timely manner.
  • Available to respond to emergency maintenance repairs, after normal working hours, and able to respond back to the property within 30 minutes of receiving notification.
  • Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
  • Performs other duties as assigned.
