About The Position

We are seeking a skilled Property Maintenance Technician to join our team. The ideal candidate will have experience in property maintenance and possess a strong working knowledge of multiple trades, including light electrical, plumbing, painting, carpentry, landscaping, and custodial work. This position is essential to ensuring our properties remain safe, functional, and visually appealing.

Requirements

  • Experience in property maintenance preferred.
  • Knowledge of electrical, plumbing, carpentry, painting, landscaping, and custodial work.
  • Strong problem-solving skills and ability to work independently.
  • Availability for on-call emergencies.
  • Valid Driver’s License required.
  • Ability to stand/walk for extended periods.
  • Lift 30 lbs. consistently and up to 50 lbs. occasionally.
  • Move appliances up and down stairs using a dolly.
  • Perform bending, stooping, kneeling, crouching, and climbing ladders/scaffolding (only get off ground 6 feet).
  • Operate various equipment (automobiles, lawn equipment, hand tools).
  • Tolerate personal protective equipment (steel-toed shoes, gloves, safety glasses, ear protection).

Responsibilities

  • Perform light electrical repairs on appliances, fixtures, outlets, and circuits.
  • Handle light plumbing tasks such as clearing stoppages and replacing fittings.
  • Replace broken glass, screens, garbage disposals, fixtures, and locks.
  • Complete interior and exterior painting projects.
  • Conduct carpentry work, including fitting doors, freeing windows, and building shelves.
  • Perform custodial duties in common areas (sweeping, mopping, vacuuming, trash removal, window cleaning).
  • Repair concrete, masonry, roofing, and fencing.
  • Provide limited exterior extermination services.
  • Maintain and repair exterior and common area lighting.
  • Complete apartment make-ready procedures (painting, servicing appliances, plumbing, electrical fixtures, lock changes, cleaning).
  • Conduct regular inspections of grounds, buildings, and major equipment; make repairs as approved.
  • Respond to emergency maintenance calls as scheduled.
  • Maintain organized maintenance shop and inventory of tools and supplies.
  • Care for lawns, trees, shrubs, and ground cover; maintain irrigation systems.
  • Monitor fire suppression systems and report issues.
  • Comply with all Fair Housing laws and company safety procedures.
