Property Maintenance Technician Position Summary The Property Maintenance Technician plays a critical role in protecting and enhancing the value, safety, and functionality of company properties. This position supports operational excellence by proactively maintaining building systems, responding to maintenance needs, and contributing to preventative maintenance strategies that minimize downtime, extend asset life, and ensure high-quality environments for customers and employees. This role partners with the Property Maintenance Supervisor and cross-functional teams to support property performance, regulatory compliance, and continuous improvement of maintenance operations.

Requirements

  • Working knowledge of building systems including plumbing, electrical, HVAC, and grounds equipment.
  • Strong diagnostic and problem-solving skills with the ability to identify root causes and recommend solutions.
  • Ability to prioritize work based on operational impact and urgency.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Ability to plan and support preventative maintenance activities.
  • Proficiency in Microsoft Office or similar software.
  • Ability to be on-call and respond as needed.
  • Ability to meet requirements to drive a company vehicle.
  • High school diploma or equivalent required, plus one of the following:
  • At least 4 years of military experience in an electrical or mechanical field
  • Completion of a technical training program in a maintenance trade
  • Completion of a recognized apprenticeship program
  • At least 2 years of progressively responsible experience in one or more trades
  • Valid driver’s license
  • Ability to access and inspect all areas of buildings and grounds, including confined or difficult-to-reach spaces.
  • Ability to lift up to 50 pounds.
  • Ability to work in varying weather and environmental conditions.
  • Ability to be on-call with a quick response time.
  • Acceptable driving record to operate company vehicles.
  • Successful background check and drug screening.

Responsibilities

  • Perform maintenance and repair of facilities, grounds, and building systems including electrical, plumbing, HVAC, carpentry, landscaping, and related infrastructure.
  • Identify, assess, and recommend preventative maintenance and repair priorities to support long-term property performance and cost control.
  • Support the planning and execution of maintenance schedules to minimize disruptions and extend equipment life.
  • Execute daily maintenance activities across multiple property locations with a focus on efficiency, quality, and safety.
  • Evaluate systems and facilities to identify risks, operational issues, and repair needs in coordination with the Property Maintenance Supervisor.
  • Complete work assignments based on technical expertise, urgency, and operational impact.
  • Follow and promote safe work practices and proper use of equipment, chemicals, and materials.
  • Assist with safety meetings, training sessions, and compliance initiatives.
  • Help ensure facilities meet applicable operational and safety standards.
  • Assist in training team members on equipment use, maintenance procedures, and safe work methods.
  • Collaborate with construction teams and other departments on improvement projects and operational needs as required.
  • Maintain professionalism and confidentiality in all customer and property-related matters.
  • Respond to maintenance requests across property locations in a timely and professional manner.
  • Participate in on-call rotation and respond to urgent issues as required.
  • Perform other related duties as assigned.
