About The Position

Responsible for maintaining an aesthetically pleasing and functional property and while modeling the organizational Purpose, Values, and Standards consistently. ESSENTIAL FUNCTIONS Duties/Responsibilities: Perform all duties with respect to Company’s Purpose, Values, Standards & Core Competencies. Performs property general maintenance and repairs by installing, removing, repairing and maintaining landscape lighting, meters, signs, cables, chains, barricades, gates, bicycle racks, feeders, posts, fences, and rock walls; and repairing streets, parking lots, fields, courts, pools and other common areas, as applicable. Applies chemicals used in groundskeeping properly and safely by wearing prescribed protective clothing, masks, and/or rubber gloves and boots, following either written or verbal directions for mixing chemical compounds according to specifications, applying the chemicals properly on grounds and landscapes designated for their use, and disposing of residual chemical products as directed or storing and labeling them for future use. Safely operates riding mowers and portable power tools and equipment such as saws, grass trimmers, snow/leaf blowers, sprayers, paint machines and other groundskeeping equipment by obeying applicable traffic laws and following operator instructions, and wearing appropriate safety items such as goggles, gloves, or other appropriate protective clothing. Removes unsightly trash and debris from public areas by regularly inspecting grounds, drains, manhole covers, etc., for debris; raking, sweeping and bagging leaves, debris, dirt and trash from streets, sidewalks, parking lots, tunnels, and transporting the trash to designated central collection points on a daily basis. Ensures that grounds maintenance equipment and building maintenance equipment are operational by performing routine and preventative maintenance and cleaning of tools, equipment and machines within reasonable capabilities. Maintains neat condition of maintenance room. Other yard work including, but no limited to various weather conditions, such as snow, leaf, and debris removal. Opens clogged drains, fixes leaks, and performs other simple plumbing/irrigation work. Reads meters to collect utility usage information in coordination with the community leader. Performs minor maintenance work using hand and power tools by making carpentry repairs such as nailing down loose boards, or replacing worn or rotten fences or siding, performing minor plumbing repairs, and replacing defective electrical switches, light bulbs, fuses, and fluorescent ballasts. Clean homes to prepare for sale. Cleans laundry rooms and common areas such as bathrooms and clubhouses. Assists with loading or unloading trucks and moving furniture when needed. Schedule specialty services, as needed. Following all safety & emergency procedures Communicating with management daily; Communicate any problems promptly and clearly and make recommendations to Development Leader towards solutions. Maintain a clean and safe working environment. Carries out all responsibilities in compliance with the organization’s policies, procedures, and state, federal, and local laws. Contributes to the overall success of the property and company by performing other duties as assigned.

Requirements

  • Able to work autonomously and safely with minimal supervision.

  • Must have general knowledge and safe use of equipment used in the building trades.

  • High School Diploma or GED
  • At least 6 months miscellaneous gardening, grounds maintenance or related experience.
  • Ability to respond to after hour emergencies.
  • Ability to push, pull, lift 50 pounds.
  • Basic computer knowledge
  • Must have a driver's license and reliable transportation.
  • Must be able to pass background and drug screening.
