The Property Maintenance Technician II is responsible for overseeing and performing the day-to-day maintenance operations of assigned apartment communities. This role supports the comfort, safety, and satisfaction of residents by completing general maintenance tasks, addressing work orders in a timely manner, and ensuring buildings, grounds, and equipment remain in excellent working condition. Responsibilities include cleaning, painting, electrical and carpentry tasks, unit turnovers, and responding to resident maintenance inquiries and concerns as they arise.

  • Perform routine maintenance such as oiling doorknobs, locks, hinges, and gates.
  • Diagnose and repair plumbing issues including unclogging toilets, sinks, bathtubs, showers, and exterior drains.
  • Install, repair, and replace electrical components such as wiring, plugs, switches, and light fixtures.
  • Complete cleaning duties such as sweeping, mopping, vacuuming, trash removal, and general upkeep of buildings and grounds.
  • Paint interior and exterior surfaces to maintain unit and community appearance.
  • Complete unit turnovers, including repairs, painting, and cleaning to prepare apartments for new residents.
  • Monitor and track maintenance inventory to ensure adequate supply levels.
  • Order maintenance materials, tools, and supplies as needed.
  • Ensure fire extinguishers, hydrants, alarms, emergency exits, and other safety systems remain in proper working order and compliant with safety standards.
  • Assist residents with lockouts or access issues when appropriate.
  • Identify repairs requiring advanced technical skills and coordinate work with external vendors or specialists.
  • Perform cleaning of units or community spaces as needed.
  • Maintain a clean, safe, and organized work environment, including maintenance rooms, shop areas, and equipment.
  • Respond promptly and professionally to resident inquiries, concerns, and maintenance requests.
  • Complete other duties and projects as assigned.
  • High school graduate or GED equivalent is required
  • Valid driver’s license with reliable transportation to and from work each day
  • 2+ years experience as an apartment maintenance technician or in a similar role
  • Ability to operate various types of equipment associated with property maintenance
  • Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues
  • Dexterity and attention to detail.
  • Excellent interpersonal and organizational skills.
  • Must be flexible and possess the ability to change priorities and direction based on the need of a project
  • Excellent problem-solving, organizational, time management, and decision-making skills
  • knowledge of plumbing, heating, HVAC, electrical systems, and carpentry
  • Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair
  • Ability to lift up to 70 pounds without assistance.

  • This position requires the ability to work 40–45 hours per week , Monday through Friday, with occasional additional hours as business needs arise.
  • Weekend work may be required, particularly during the beginning and end of the month to support unit turnovers.
  • The Property Maintenance Technician II will be required to travel between multiple properties throughout the day to support the Eastern Area Maintenance Team and assist with maintenance needs at various community locations.
  • Reliable transportation and the ability to respond to needs across assigned properties are essential.
