About The Position

OBJECTIVE: The property maintenance technician oversees the day-to-day running of our apartment buildings. Responsibilities include cleaning, painting, electrical, carpentry duties, and resolving tenants' maintenance-related queries and complaints as they arise.

Requirements

High school graduate or GED equivalent is required
Valid driver’s license with reliable transportation to and from work each day
Prior experience as an apartment maintenance technician or in a similar role.
Ability to operate various types of equipment associated with property maintenance
Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues
Dexterity and attention to detail.
Excellent interpersonal and organizational skills.
Must be flexible and possess the ability to change priorities and direction based on the need of a project
Excellent problem-solving, organizational, time management, and decision-making skills

Nice To Haves

Vocational or trade school certification
Basic knowledge of plumbing, heating, HVAC, electrical systems, and carpentry
Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair

Responsibilities

Oiling doorknobs, locks, hinges, and gates, as required.
Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.
Installing and repairing wires, plugs, and switches.
Sweeping, mopping, and vacuuming floors and cleaning as needed.
Painting interior and exterior walls.
Disposing of trash found on the grounds.
Tracking inventory to ensure that you have adequate maintenance supplies.
Ordering Supplies
Apartment Turns
Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition.
Unlocking apartments in instances where tenants have lost or forgotten their keys.
Scheduling repairs that warrant special technical skills.
Cleaning of units when needed
Other duties as assigned
