About The Position

The Branch Property Director at the YMCA of the Triangle is a pivotal role responsible for overseeing the maintenance and management of property, facilities, and grounds to ensure the safety and satisfaction of members at the assigned branch and its satellite locations. This position requires a proactive approach to managing resources, including staff and vendors, in alignment with the mission and policies set forth by the YMCA's administrative staff, governing committees, and Board of Directors. The Director will actively engage with branch staff and members to foster positive relationships and support the strategic objectives of the Association. In this role, the Director will lead and supervise the maintenance staff, which includes responsibilities such as recruitment, hiring, training, and performance monitoring. Ensuring that maintenance and custodial staff are well-trained in safety and OSHA standards is a top priority. The Director will also manage the Internal Workorder Management System (IWMS), ensuring timely completion of tasks and adequate reporting of key performance indicators (KPIs). Collaboration with the Branch Director and Regional Property Director is essential for effective project management and communication. The Director will oversee the scheduling of maintenance and cleaning tasks, manage sports field maintenance, and coordinate equipment upkeep. They will also provide hands-on support for special events, requiring flexibility in work hours. Daily surveys of property and facilities will be conducted to ensure adherence to cleaning and maintenance standards, while also identifying and mitigating potential safety hazards. The role includes making informed purchasing decisions for maintenance supplies and maintaining accurate records of repairs and facility initiatives. Additionally, the Director is responsible for recruiting and developing a diverse staff team, fostering collaborative relationships with community organizations, and maintaining clear communication within their area of responsibility. The position requires a strong understanding of building environments and the Building Automation System (BAS), as well as participation in branch campaigns and leadership initiatives as needed.
