Property Accountant – JLL What this job involves: Are you ready to take on a dynamic role at the heart of commercial real estate finance? As a Property Accountant with JLL, you'll serve as a vital financial steward for a premium portfolio including our Greenwich, CT asset and Stamford Corporate Home Office. This position offers the unique opportunity to work directly on-site with clients while managing comprehensive accounting operations across multiple properties. You'll partner closely with Property & Facility management teams, providing critical financial expertise that drives strategic decision-making and ensures operational excellence. This role combines traditional accounting responsibilities with client relationship management, offering significant professional growth in the commercial real estate sector while contributing directly to JLL's mission of shaping the future of real estate.

Requirements

  • Bachelor's degree in Accounting or related field from an accredited institution
  • Minimum 5 years of hands-on commercial real estate accounting experience, preferably in property management or asset management roles
  • Advanced proficiency in Microsoft Excel with strong analytical skills and experience creating complex financial models and reports
  • Working knowledge of commercial real estate accounting software, preferably Yardi property management systems and SAP enterprise software
  • Demonstrated experience with tenant billing processes, lease administration, and commercial real estate reconciliation procedures including CAM, OPEX, and tax escalations
  • Strong understanding of GAAP principles and commercial real estate accounting standards with proven ability to manage multiple properties simultaneously
  • Excellent written and verbal communication skills with demonstrated ability to interact professionally with clients, vendors, and internal teams

Nice To Haves

  • Professional accounting certification (CPA) or progress toward certification preferred
  • Previous experience working in client-facing roles within commercial real estate services or property management companies
  • Familiarity with lease analysis and critical date tracking systems, with understanding of complex commercial lease structures
  • Experience with budget preparation and variance analysis in multi-tenant commercial properties
  • Knowledge of commercial real estate tax assessment and billing processes
  • Basic understanding of facility management operations and vendor coordination
  • Experience with financial audit processes and regulatory compliance in commercial real estate environments

Responsibilities

  • Prepare and analyze monthly financial reports, including journal entries, financial statements, bank reconciliations, and variance analysis with quarterly presentations to stakeholders
  • Manage comprehensive accounts receivable operations, from monitoring cash receipts and tenant billing to overseeing complex tenant escalations and annual reconciliation processes
  • Coordinate accounts payable workflows, review invoice coding and approvals, and manage funding requests across the portfolio while ensuring timely vendor payments
  • Serve as the primary financial liaison with Client Finance teams, supervising daily operations with JLL Client Accounting Services (CAS) and managing system integrations between Yardi and SAP platforms
  • Execute all administrative responsibilities for the Greenwich asset, including weekly invoice submissions, monthly utility payments, and tenant statement creation
  • Assist with annual budget preparation by compiling key assumptions, maintaining lease-level budgets, and providing ad hoc financial analysis to support strategic planning decisions
  • Participate in client meetings and internal coordination sessions while maintaining regular portfolio update communications and ensuring compliance with accounting standards
