About The Position

Our client in Troy, NY, is seeking an experienced Property Accountant to manage the financial operations of a multi-property portfolio. This is a hands-on, high-visibility role reporting directly to the CFO , offering the opportunity to work closely with leadership while playing a critical role in financial oversight, reporting, and process improvement. This position is best suited for a seasoned accounting professional who is confident, proactive, and comfortable operating in a fast-paced real estate environment.

Requirements

  • Bachelor's degree in Accounting, Finance, or related field
  • 5+ years of progressive property or real estate accounting experience required
  • Strong proficiency in Microsoft Excel and related Office applications
  • Excellent attention to detail, accuracy, and analytical skills
  • Deadline-driven self-starter with strong initiative and organizational skills
  • Professional demeanor with strong communication and interpersonal abilities
  • Ability to work independently while collaborating with accounting, property, and executive teams

Nice To Haves

  • Experience within property management or real estate strongly preferred
  • Familiarity with Entrata (formerly Yardi) a plus, but not required

Responsibilities

  • Manage the full financial accounting for multiple properties within an assigned portfolio
  • Prepare monthly financial statements , bank reconciliations, and related supporting schedules
  • Oversee cash management , cash flow analysis, and financial projections
  • Ensure compliance with GAAP and applicable regulatory requirements
  • Generate financial and operational reports to support property and executive management
  • Lead and manage the annual budgeting process in collaboration with Property and Regional Managers
  • Upload and manage budgets and financial data within property management and budgeting systems
  • Analyze variances to budget and provide explanations to owners, executives, and management
  • Prepare depreciation schedules and review asset activity
  • Support new property acquisitions, developments, and transitions into accounting operations
  • Provide guidance to Accounts Payable staff and support accounting interns as needed
  • Assist with audits, tax filings, and regulatory reporting
  • Develop, document, and improve accounting policies, procedures, and internal controls
  • Identify process improvement opportunities and recommend efficiencies to leadership
  • Prepare ad hoc reports related to cash flow, projections, and management requests
