The Property Accountant is responsible for delivering comprehensive accounting support for a diverse real estate portfolio. This position ensures the accuracy and integrity of financial data, supports operational and ownership reporting needs, and maintains strong internal controls. This position has a diversified portfolio to include Commercial, Residential, and LIHTC properties.

  • Prepare monthly financial statements, including income statements, balance sheets, and cash flow reports.
  • Prepare quarterly and annual financial reporting packages for ownership, lenders, and auditors.
  • Ensure compliance with GAAP and company accounting policies.
  • Maintain and reconcile general ledger accounts for assigned properties.
  • Prepare and post journal entries, accruals, amortizations, and adjustments.
  • Execute month-end and year-end closing procedures accurately and within required timelines.
  • Review and reconcile intercompany transactions and cross-entity allocations.
  • Review tenant ledgers, rent rolls, and lease activity for accuracy.
  • Review revenue, management fees, reimbursements, and other property-level income.
  • Prepare CAM (Common Area Maintenance) reconciliations and annual CAM estimates.
  • Oversee security deposit accounting, refunds, and transfers in accordance with state regulations.
  • Generate, customize, and validate financial and operational reporting through AppFolio and RealPage.
  • Ensure data accuracy within both systems, including GL mapping, property setups, and reporting structures.
  • Assist with system enhancements, workflow improvements, and software configuration changes.
  • Provide internal support to property management and operations teams on accounting-related system issues.
  • Reconcile bank accounts, credit card activity, and cash deposits.
  • Ensure compliance with internal controls related to cash and disbursements.
  • Maintain accurate and organized financial records in accordance with audit standards.
  • Ensure adherence to company policies, internal controls, and industry regulations.
  • Evaluate existing accounting processes and recommend improvements for efficiency and accuracy.
  • Assist with the development and documentation of accounting policies and procedures.
  • Participate in cross-functional initiatives impacting accounting and operations.
  • Bachelor’s degree in Accounting.
  • Proficiency in both AppFolio and RealPage software required.
  • Strong understanding of GAAP and real estate accounting practices.
  • Advanced proficiency with Excel and financial analysis tools.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent written and verbal communication abilities.
  • High attention to detail and accuracy.
  • Ability to manage multiple priorities with minimal supervision.
  • Strong interpersonal skills with the ability to collaborate across departments.
  • Sound professional judgment and ability to maintain confidentiality.
  • Previous property accounting experience preferred.
  • Strong experience with multi-entity and multi-property environments preferred.
  • Experience in Real Page, Appfolio, or Yardi systems preferred.
