The Project Manager at Optimum Construction Inc. is a key team member responsible for overseeing construction projects from initiation to completion. This role involves managing client relationships, subcontractor coordination, and ensuring adherence to project budgets and schedules. The Project Manager will utilize project management tools and methodologies to drive project success while fostering a collaborative work environment.

  • Serve as the primary point of contact for clients, subcontractors, and design consultants during the construction phase.
  • Utilize Procore and Microsoft Project for project management and financial reporting.
  • Review plans and specifications to identify scopes of work for subcontractors and vendors.
  • Participate in handoff meetings with the preconstruction team to ensure proper project transitions.
  • Establish and update project schedules, managing their implementation effectively.
  • Enforce safety protocols among project staff.
  • Manage project budgets and financial reporting, ensuring adherence to budget constraints.
  • Initiate and follow up on the monthly pay application process to ensure timely payments.
  • Keep management informed on project progress and budget through regular internal meetings.
  • Prepare and send contracts to subcontractors and vendors, ensuring clarity and completeness.
  • Coordinate and schedule regular meetings with clients and their consultants to maintain schedules and budgets.
  • Maintain detailed project budgets, updating them as necessary throughout the construction process.
  • Provide well-written clarifications and communications to clients and consultants.
  • Lead in risk evaluation, contract negotiations, and pricing decisions.
  • Develop high-performance teams through management, supervision, training, and mentoring.
  • Minimum of 5 years of construction industry experience.
  • Proficient in Procore, Microsoft Word, Excel, and Project.
  • Strong organizational and time management skills.
  • Excellent written and verbal communication skills.
  • Ability to lead and work effectively in a collaborative team environment.
  • Demonstrates strong critical and analytical thinking abilities.
  • Experience in commercial, corporate, healthcare, multi-unit housing, industrial, and institutional projects.
  • Familiarity with budgeting and financial reporting in construction management.
