About The Position

The Company is a real estate investor and developer focused on the commercial and residential sectors. The firm currently owns over four million square feet of real estate across the East Coast and has a pipeline of development approaching $1 billion. The Company is seeking a Development/Construction Project Manager (the “Project Manager”) to support the execution of its industrial and logistics development projects, with an emphasis on the Southeast. This is an owner-side role (OPM) sitting within the Development & Construction (“D&C”) team, reporting directly to the Managing Director/Head of D&C, and working closely with the SVP of Construction and the VP of Development on a project-by-project basis. The Project Manager will play a hybrid role across preconstruction (estimating, bid preparation/leveling, preliminary scheduling, constructability review) and field execution (on-site coordination, monitoring contractor and subcontractor performance, managing risk, reporting and documentation). The position is designed for a high-potential project manager who can, over time and based on performance, grow into a broader regional or platform-level construction/development leadership role as the platform scales.

Requirements

  • Bachelor’s degree required (engineering or construction management preferred).
  • Approximately 4-8 years of practical working experience in development, construction management, or general contracting, with a strong cost estimating, scheduling, and construction management background.
  • Knowledge of construction means and methods, costs and engineering principles.
  • Understanding and working experience with: cost estimating and quantity takeoffs construction scheduling and critical path concepts contracts, change orders, and payment applications certificates of insurance and other construction-related documentation and compliance requirements.
  • Strong oral and written communication skills are required, with demonstrated ability to work effectively with tenants, contractors, architects, consultants, and other project team members.
  • High level of organization and attention to detail, with the ability to manage multiple projects, deadlines, and information streams.
  • Computer literacy, including word-processing (Microsoft Word), spreadsheet analysis (Microsoft Excel), PDF/takeoff (Bluebeam), project scheduling (GanttPro or similar) and data management software.

  • Ideal backgrounds include general contractor project engineer/assistant project manager/project manager; owner’s representative construction manager, or development-side project manager.

Responsibilities

  • Review and scrutinize project scopes of work, plans, specifications, and RFP packages for completeness, constructability, and alignment with the business plan.
  • Prepare and/or coordinate conceptual and detailed cost estimates for project scopes of work and/or project plans, including quantity takeoffs using tools such as Bluebeam.
  • Evaluate and manage project bids, budgets and schedules and provide periodic reports to Company leadership.
  • Develop and maintain preliminary and detailed project schedules for the internal team; evaluate and analyze project team (e.g., general contractor and subcontractor) project schedules.
  • Understand project logistics, phasing (if applicable) and project schedule; assess constructability, schedule, cost and overall project risks.
  • Prepare and update two-week look-ahead and other short-interval planning tools to anticipate delays, weather impacts, long-lead items, and inspection/permit constraints.
  • Serve as an owner’s representative on active construction sites, particularly for Southeast projects, monitoring contractor and subcontractor performance against schedule, quality, and safety expectations.
  • Communicate and interact with the Company’s tenants, contractors, architects, consultants, and other project team members in a professional and solution-oriented manner.
  • Oversee, manage, and direct construction management consultant services and activities as a project requires.
  • Oversee and manage aspects of the field operations related to land development and construction, including requests for information, submittals, punch-lists, close-out, and the collection of construction as-builts, certifications, and compliance letters.
  • Manage consultant and contractor payment applications, including reviews of invoices for conformity with contract documents.
  • Administer the collection of acceptable certificates of insurance, lien waivers, and other required project documents, process consultant and contractor payments, monitor project budgets, and maintain project files.
  • Prepare project status reports.
  • Provide additional duties as assigned by the Head of D&C and provide general support to other divisions of the Company as needed.
  • Requires the ability to travel to project sites out in the field on a regular basis, particularly in the Southeast; some overnight travel may be required.
