About The Position

The Project Manager will be responsible for overseeing projects, reading site plans, mechanical drawings, electrical drawings, Voice/ Data drawings, and shooting elevations. Completing a full “Turn Key” site installation with modular buildings and scheduling contractors. The Manager will maintain clean working areas, perform regular Tool Box Safety Talks, and understand the OSHA laws and regulations. Customer interaction requires professional and cordial manners and the ability to communicate.

Requirements

  • Qualified candidate will have a high school diploma
  • Minimum of five to seven years relevant commercial construction experience
  • 10 hour OSHA rules and regulation certification
  • Candidate must have strong communication skills and the ability to coordinate projects, logistics and maintain documentation.
  • Must have a strong work ethic, be dependable and have the ability to work effectively as a member of a team or independently.
  • Must have a Maryland driver’s license and maintain a good driving record.

  • Prior management experience preferred.

Responsibilities

  • Coordinate and implement building deliveries and installations; as well as complete turnkey installations.
  • Execute, follow-up and close projects from start to finish to include:
  • Footer layout and installation.
  • Coordinate installation with the customer.
  • Attend progress meetings.
  • Complete punch work and walk-through with the customer.
  • Coordinate site work and utility installations.
  • Other construction related delivery and installations.
  • Maintaining the schedule and complete the projects on time.
  • Work multiple projects.
  • Completing and submitting (Submittals Logs)
  • Each project will include a “Project Turn-over Meeting” with project drawings, contact information, details and “game plan” (Scope of Work, Specifications, Designs, Schedule, Directions, etc.).
  • Close and punch out each project in an efficient and quick manner.
  • Implement safety plan for all field projects and complete Safety Tool Box Talks.
  • Ensure projects are on schedule, sites are safe; Scope of Work is being completed as required, etc.
  • Complete modular set-ups on time and coordinate with operations with scheduling and field control.
  • Establish a project system with daily reports as required.
  • Meet with crane companies for sets, establishing the distance, and the proper crane size needed for the project.
  • Schedule contractors to meet on site for estimates and maintain the job cost budget.
  • Contact factories when for factories issues for shortage of material, t-grid ceilings not installed correctly, mate-lie not lining up properly, doors are out of square, and buildings do not comply with the drawings.
  • Complete Daily Time Logs-keep tract of daily time logs for Certified Payroll and implement coordination with operations.
  • Coordinate and schedule with the site Superintendent and the Service Tech for upcoming projects and projects that are in progress.
  • Meet building deliveries at sites and/or have set-up contractors to do so, and coordinate deliveries.
  • Prepare building delivery and material staging areas, as required.
  • Meet subcontractors and direct them to complete associated work
  • Layout/Stakeout building corners, elevations, and locations.
  • Layout/Stakeout building footer installations and confirm subcontractor work.
  • Coordinate and receive building inspections, as required.
  • Adjust schedules and/or Scopes of Work with Operations to project changes (weather, delivery, adds, etc.).
  • Handle project from contract to occupancy.
  • Order supplies and materials for projects.
  • Coordinate with trades, schedule and follow-up in order to complete installations.
  • Coordinate with venders for scheduling Dumpsters, Port-A-Pots, and Ccontainers for the jobsite.
  • Be proactive, call, and follow-up on projects (attack project milestones and activities ahead of time).
