About The Position

Project Manager – Parking Maintenance Position Summary The Project Manager – Parking Maintenance is responsible for planning, coordinating, and executing maintenance-related projects across municipal parking assets, including garages, surface lots, and associated infrastructure. This role ensures all maintenance operations are completed efficiently, safely, within budget, and in compliance with PCI Municipal Services standards and client expectations. Salary position: 55,000-65,000 DOE Full time

Requirements

  • Skills & Competencies Strong project management and organizational skills
  • Experience with CMMS platforms (FIIX, Tasker, etc.)
  • Knowledge of parking systems (PARCS, meters, LPR, etc.) preferred
  • Excellent communication and stakeholder management skills
  • Ability to manage multiple projects across different locations
  • QualificationsExperience with Project Management
  • Basic HVAC, Plumbing a plus
  • Knowledge of tools and their use
  • Safety is a priority

Responsibilities

  • Project Planning & Execution Manage end-of-the-end maintenance projects including repairs, upgrades, and capital improvements
  • Determine scope of projects and if repairs will be in-house or vendor repairs
  • Coordinate project schedules to minimize disruption to parking operations
  • Monitor progress and adjust plans to ensure timely completion
  • Report on the location of General Manager (GM)
  • Meets weekly with GM on updates and project status or more frequent on larger projects
  • Work side by side with the Maintenance Manager
  • Collaborate daily/weekly as needed
  • Daily dialogue with Client as needed
  • Maintenance Operations Oversight Oversee preventive and corrective maintenance programs across all assigned locations
  • Ensure compliance with PCI SOPs (snow/ice operations, equipment maintenance, safety protocols, etc.)
  • Utilize maintenance platforms (e.g., FIIX) to track work orders and performance
  • Vendor & Contractor Management Source, evaluate, and manage third-party vendors and contractors
  • Ensure contracts, service levels, and deliverables are met
  • Review invoices and ensure accuracy and budget alignment
  • Coordinate specialized services (e.g., structural repairs, lighting, signage, PARCS equipment)
  • Compliance & Safety PCI safety standards across all job sites
  • Conduct site inspections and safety audits
  • Client & Stakeholder Communication Serve as primary point of contact for municipal clients regarding maintenance projects
  • Provide regular updates, reports, and presentations to Client and other stakeholders as needed
  • Collaborate with internal teams (Operations, Enforcement, Finance, IT)
  • Meeting with our Client weekly on completed projects and open orders status
  • Daily dialogue with Client as needed
  • Data/Performance Tracking/Documentation Track KPIs related to maintenance performance (response times, completion rates, uptime, etc.)
  • Leverage data to improve efficiency and inform decision-making
