About The Position

The Project Manager or Sr. Project Manager will report to the company’s Project Executive and COO. This position will handle larger projects within the range of $5 – 30M in size and must have a sophisticated level of experience that ensures client satisfaction while driving revenue. Expert project execution, team management, financial acumen and client relations must all intersect.

Requirements

  • Four-year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field and a minimum of 4 -6 years of appropriate project management experience required
  • Proficiency in basic computer skills (MS Word, Excel, Outlook)
  • Thorough understanding of construction administration processes, including contracts, construction documents, schedules, RFIs, submittals and material procurement
  • Advanced proficiency in applications
  • Effective oral and written communication skills

  • Effective time management and organization skills
  • Holds OSHA 10 certification and is knowledgeable regarding OSHA laws

Responsibilities

  • Completes full project responsibility in all areas of construction and construction management
  • Meets and/or exceeds billing goals on each project
  • Performs project pre-construction activities, including but not limited to SOV, subcontractor application review, management of draft and finalize tracking as needed by the project.
  • Prepares and maintains realistic schedule and schedule updates alongside Superintendents
  • Documents and routinely communicate schedule changes with clients and project team members
  • Demonstrates responsibility for excellent project quality by meeting and/or exceeding plan specifications, codes, and approved shop drawings
  • Awards and issues complete and accurate subcontracts in a timely manner
  • Manages subcontractors and controls scope of work
  • Works and manages alongside accounting, to review and determine payment invoices and ensures timely and complete payments
  • Take responsibility for change order management by performing all change order processes
  • Routinely communicates, and in a detailed manner, with clients and project team members to ensure project execution at the highest level
  • Promptly addresses problems, challenges, and course correction
  • Ensures that project kick-off is coordinated with field team and that safety is upheld to the highest standard
  • Understands projected financials and tracks progress
  • Displays adept and very knowledgeable estimates, value engineering, guaranteed maximum price (GMP), stimulate sum (LS) and/or any contract type
  • Coordinates projects that are Design-Build with the Design team
  • Understands the difference in contract types and contract language
  • Identifies contractual risk when negotiating project contracts
  • Maintains accurate job cost reports, including profit projections
  • Identifies scope inclusions and exclusions when bidding and awarding projects to subcontractors and vendors
  • Efficiently hosts and runs all OAC meetings and subcontractor/vendor coordination meetings
  • Trains, develops, and conducts performance reviews to include regular check-ins with all support staff assigned under supervision.
  • Identifies and cultivates clients and projects
  • Develops and maintains relationships with Construction Managers, Brokers, Architects, Landlords, Manufacturers / Subcontractors / Vendors, and Tenants
  • Creates new opportunities by closing the deal, contacting clients or prospects through face-to-face meetings, by phone, and by email, selling Casco services to clients or prospects, showcasing Casco’s capabilities through client-team meetings and through presentations of current and past job performances, and working with marketing on all prerequisites for vendor qualification
  • Directs, leads, or assists in sales presentations
  • Works with COO to determine pipeline holes and addresses market efforts, accordingly
  • Identifies new market segments that may be opportunities for Casco growth
  • Represents Casco professionally to uphold the brand reputation
  • Elevates the reputation of Casco through follow-up with past clients
  • Looks for opportunities to elevate brand based on situational issues or “rumors”
  • Consistently sells the market our capabilities, so that Casco does not get pigeon-holed into smaller or less diverse opportunities
  • Contacts and maintains relationships with major accounts and continually checks the pulse on client satisfaction regarding Casco services
  • Increases Casco’s visibility in the marketplace by attending appropriate lunches, happy hours, events, webinars, conferences, and/or other industry specific meetings
  • Possesses adept knowledge of all principals of construction, methods, techniques, print reading, contracting, and construction management
  • Demonstrates strong knowledge of Microsoft Office Suite, to include MS Project
  • Possesses strong knowledge and familiarity with critical path (CPM) scheduling, management, and scheduling
  • Demonstrates knowledge of and experience with Construction Law, Lien Laws, Safety Rules and Regulations – California, First Aid/CPR, General Contract Terms and Conditions, Subcontract Terms and Conditions, Company procedures and policies related to project management, Construction Management, UBC Building Code and project specific codes and can use as a tool, and Tenant Improvement construction and project management
  • Assist the Project Manager in the formulation of the project budget and General Conditions
  • Assist in the documentation of all claims and litigation
  • Assist in the updating of the Project Status Report (PSR)
  • Assist the Project Manager with the preparation of subcontracts and Purchase Orders
  • Assist the Project Manager with cost control measures, Change Order Requests, Invoicing, Purchase Orders
  • Assist in the preparation and maintenance of the Cost Analysis Report (CAR) and the Cost Analysis Update (CAU)
  • Assist in the development of trade bid packages
  • Assist with the problem resolution pertaining to a specific project issue
  • Assist the Superintendent in implementing the project safety program
